{"id":97756,"date":"2019-10-22T18:38:06","date_gmt":"2019-10-22T23:38:06","guid":{"rendered":"https:\/\/centrourbano.com\/?p=97756"},"modified":"2019-10-22T18:38:06","modified_gmt":"2019-10-22T23:38:06","slug":"desaceleracion-no-generalizada-zorrilla","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/desaceleracion-no-generalizada-zorrilla\/","title":{"rendered":"Hay desaceleraci\u00f3n, pero no es generalizada: Zorrilla"},"content":{"rendered":"<p><em>El Coordinador General de Estrategia de SHF, Pedro Zorrilla, expuso que sigue abierta la llave del financiamiento para adquisici\u00f3n y construcci\u00f3n, lo que es buena se\u00f1al para la industria <\/em><!--more--><\/p>\n<p>A pesar que el sector vivienda atraviesa una etapa de <strong>desaceleraci\u00f3n<\/strong>, \u00e9sta <strong>no es generalizada<\/strong>, y el pa\u00eds cuenta con las bases s\u00f3lidas que permiten pensar en una r\u00e1pida recuperaci\u00f3n en los meses siguientes.<\/p>\n<p>As\u00ed lo se\u00f1al\u00f3 <strong>Pedro Zorrilla<\/strong>, coordinador general de Estrategia y Desarrollo Institucional de<strong> Sociedad Hipotecaria Federal<\/strong> (SHF), quien destac\u00f3 que, si bien la din\u00e1mica en el sector vivienda ha sufrido cambios de ritmo, por cuestiones como la modificaci\u00f3n en el tema de subsidio, el financiamiento para la construcci\u00f3n y la adquisici\u00f3n se mantienen, lo que es buena base para impulsar el repunte.<\/p>\n<p>[quote]\u201cSi bien el sector atraviesa un periodo de desaceleraci\u00f3n, es conveniente decir que este no es generalizado cuando se analiza a nivel regional y por tipo de vivienda. Y, por otro lado, que siguen abiertas las opciones de financiamiento tanto para la edificaci\u00f3n como para la adquisici\u00f3n. Eso quiere decir que tenemos bases s\u00f3lidos para mantener un ritmo que permita una r\u00e1pida recuperaci\u00f3n en los meses que siguen\u201d.[\/quote]<\/p>\n<p>Zorrilla a\u00f1adi\u00f3 que el escenario de desaceleraci\u00f3n se vio alimentado no s\u00f3lo por el tema del subsidio. Expuso que temas como la carencia de suelo urbano, as\u00ed como los costos de producci\u00f3n, impactaron el a din\u00e1mica del sector.<\/p>\n<p>\u201cCiertamente la <strong>oferta de vivienda<\/strong> ha mostrado <strong>cambios en los ritmos<\/strong> y en la composici\u00f3n, que ha resultado de diversos factores, como la reducci\u00f3n de los subsidios para la adquisici\u00f3n, como lo es la disponibilidad de suelo urbano, los precios de la vivienda, y los procesos alrededor de las inversiones inmobiliarias\u201d.<\/p>\n<h3>SHF mantiene el apoyo: Zorrilla<\/h3>\n<p>Desde la actividad de SHF, Pedro Zorrilla reconoci\u00f3 que la colocaci\u00f3n de cr\u00e9dito puente y garant\u00edas ha ido a la baja. Sin embargo, enfatiz\u00f3 que las l\u00edneas crediticias del banco de segundo piso se mantienen en operaci\u00f3n, con la idea de dar continuidad al flujo de recursos que requieren los empresarios.<\/p>\n<p>\u201cLo que es importante mencionar es que todos los programas crediticios que ten\u00edamos, sobre todo de l\u00edneas de cr\u00e9dito vigentes y de proyectos andando, todos est\u00e1n funcionando con normalidad, y estamos<strong> manteniendo el flujo de recursos<\/strong> que requieren los proyectos.<\/p>\n<p>\u201cHoy SHF debe tener poco m\u00e1s de 950 proyectos de edificaci\u00f3n de vivienda en toda la Rep\u00fablica y el compromiso est\u00e1 ah\u00ed, y estamos buscando como ir atendiendo las nuevas solicitudes, tato de financiamiento como de
