{"id":97502,"date":"2019-10-17T09:07:38","date_gmt":"2019-10-17T14:07:38","guid":{"rendered":"https:\/\/centrourbano.com\/?p=97502"},"modified":"2019-10-17T09:16:52","modified_gmt":"2019-10-17T14:16:52","slug":"industria-detona-mercado-emergente-de-oficinas-en-el-bajio","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/industria-detona-mercado-emergente-de-oficinas-en-el-bajio\/","title":{"rendered":"Industria detona mercado emergente de oficinas en el Baj\u00edo"},"content":{"rendered":"<p><em>La llegada de nuevas empresas\u00a0del sector automotriz, alimenticio, tecnol\u00f3gico, aeroespacial y de manufactura ha sido detonante\u00a0<\/em><!--more--><\/p>\n<p>El crecimiento de los corredores <strong>industriales<\/strong> en el <strong>Baj\u00edo<\/strong>, as\u00ed como la llegada de nuevas empresas, principalmente automotrices y manufactureras, ha propiciado una expansi\u00f3n en la demanda de nuevas <strong>oficinas<\/strong> de acuerdo con informaci\u00f3n proporcionada por<strong> CBRE M\u00e9xico.<\/strong><\/p>\n<p>\u00abLa llegada de nuevas empresas del sector automotriz, alimenticio, tecnol\u00f3gico, aeroespacial y de manufactura, -entre otras- ha detonado la <strong>construcci\u00f3n<\/strong> de cada vez m\u00e1s espacios de oficinas para asentar los corporativos de dichas compa\u00f1\u00edas\u00bb, se\u00f1alan.<\/p>\n<p>Tan solo al tercer trimestre del a\u00f1o (3T19), en tres de las principales ciudades del Baj\u00edo &#8211;<strong>Aguascalientes, Le\u00f3n y San Luis Potos\u00ed<\/strong>-, los principales indicadores dan cuenta de dicha expansi\u00f3n.<\/p>\n<p><strong>Aguascalientes<\/strong>,\u00a0por ejemplo, presenta un incremento en su <strong>inventario<\/strong> con respecto del mismo periodo del a\u00f1o anterior, de 65,656 m\u00b2, as\u00ed como una tasa de vacancia al alza de 22.3% correspondiente a 14,622 m\u00b2.<\/p>\n<p>\u00abEn cuanto a la construcci\u00f3n, se mantiene sin cambios, y el precio de renta se sit\u00faa a la baja. Su absorci\u00f3n neta es de 659 m2, disminuci\u00f3n con respecto al a\u00f1o anterior. Los principales edificios disponibles son <strong>Emporium Tower I, Torre Plaza Bosques<\/strong>\u00ab, destacan.<\/p>\n<p>Por su parte, el mercado de <strong>San Luis Potos\u00ed<\/strong> registr\u00f3 alzas en la mayor\u00eda de los indicadores;\u00a0al 3T19, el inventario\u00a0registra 97,282 m\u00b2, un incremento con respecto al a\u00f1o anterior.<\/p>\n<p>\u00abEn tanto, la tasa de vacancia se sit\u00faa en 13.6% con 13,197 m\u00b2, la construcci\u00f3n se mantiene sin cambios con 7,500 m\u00b2, la absorci\u00f3n neta se redujo, situ\u00e1ndose en 2,710 m\u00b2\u00bb, agregan, donde sus principales edificios disponibles son Corporativo Real de Lomas Torre II, seguido de ILEVA Business Center y Honeywell.<\/p>\n<p>En cuanto a <strong>Le\u00f3n<\/strong>, Guanajuato, la capital del calzado presenta un crecimiento en su inventario, que se sit\u00faa en 98,929 m\u00b2 y su tasa de vacancia es de 14.4% con 14,221 m\u00b2.<\/p>\n<p>\u00abLa construcci\u00f3n asciende a 44,833 m\u00b2, la absorci\u00f3n neta es de 1,350 m2. Todos estos indicadores presentan un incremento con respecto al a\u00f1o anterior, con excepci\u00f3n del precio de renta, lo que representa una disminuci\u00f3n\u00bb, agrega
