28%<\/em><!--more--><\/p>\n<p>Fibra Inn, el fideicomiso de bienes ra\u00edces enfocado al sector hotelero, anunci\u00f3 la reapertura de la emisi\u00f3n de Certificados Burs\u00e1tiles Fiduciarios (CBF&#8217;s) con clave de pizarra \u201cFINN 18\u201d en la Bolsa Mexicana de Valores (BMV), a trav\u00e9s de su programa de emisi\u00f3n de deuda p\u00fablica local, por un monto de 1,200 millones de pesos.<\/p>\n<p>En un comunicado enviado a la Bolsa de Valores, el fideicomiso detall\u00f3 que con dicha emisi\u00f3n la firma busca \u00abmejorar su estructura de capital, liquidez y perfil de vencimientos por medio de la<br \/>\ncorrecta gesti\u00f3n de sus pasivos burs\u00e1tiles\u00bb.<\/p>\n<p>\u201cEsta transacci\u00f3n permite a Fibra Inn, dar mayor certeza al flujo de efectivo destinado al servicio de la deuda\u00a0hasta el a\u00f1o 2028, fortaleciendo el balance en un entorno de mercado que se anticipa vol\u00e1til en los pr\u00f3ximos a\u00f1os.<\/p>\n<p>\u00abEs importante mencionar que, despu\u00e9s de esta reapertura de deuda, el nivel de apalancamiento estimado de Fibra Inn ser\u00e1 de 28%\u201d, coment\u00f3 \u00d3scar Calvillo, Director General.<\/p>\n<p>Los recursos provenientes de esta reapertura se destinar\u00e1n para<br \/>\namortizar anticipadamente el monto total en circulaci\u00f3n de la emisi\u00f3n FINN 15 por 1,000 mdp, la cual vence en el 2021, agreg\u00f3 el directivo.<\/p>\n<p>Cabe destacar que la emisi\u00f3n se logr\u00f3 a una tasa fija de 8.87%, que pagar\u00e1 intereses semestralmente, a un plazo de 8 a\u00f1os 4 meses con\u00a0vencimiento en febrero de 2028.<\/p>\n<p>\u00abEl importe remanente de 274.6 mdp, el cual incluye los recursos adicionales recibidos por el precio final de colocaci\u00f3n arriba del valor nominal por 93.3 mdp y excluye los gastos de la emisi\u00f3n por 18.7 mdp, se destinar\u00e1 a realizar mejoras en los hoteles existentes del portafolio actual\u00bb, destaca el fideicomiso.<\/p>\n<p>Incluyendo esta transacci\u00f3n, Fibra Inn tiene 3,200 mdp de FINN 18 en pasivos burs\u00e1tiles de largo plazo, los cuales vencen en el a\u00f1o 2028 y que est\u00e1n contemplados dentro del programa de emisi\u00f3n de deuda autorizado por la CNBV hasta por 5,000 mdp.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Con esta reapertura de deuda, el nivel de
