{"id":97261,"date":"2019-10-11T12:19:47","date_gmt":"2019-10-11T17:19:47","guid":{"rendered":"https:\/\/centrourbano.com\/?p=97261"},"modified":"2019-10-11T12:19:47","modified_gmt":"2019-10-11T17:19:47","slug":"coworking-y-tecnologia-levantan-mercado-de-oficinas","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/sin-categoria\/coworking-y-tecnologia-levantan-mercado-de-oficinas\/","title":{"rendered":"Coworking y tecnolog\u00eda levantan mercado de oficinas"},"content":{"rendered":"<p><em>El inventario en construcci\u00f3n es hoy 40.1% menor al de hace un a\u00f1o y no inicia la construcci\u00f3n de los proyectos propuestos<\/em><!--more--><\/p>\n<p>Durante este a\u00f1o el \u00e1nimo de los <strong>inversionistas<\/strong> en M\u00e9xico ha cambiado considerablemente; de acuerdo con un estudio realizado por la consultora inmobiliaria <strong>Cushman &amp; Wakefield<\/strong>, incluso las nuevas inversiones se han pospuesto en varias industrias, incluyendo la de bienes ra\u00edces.<\/p>\n<p>En ese sentido, el mercado de <strong>oficinas<\/strong> en la <strong>Ciudad de M\u00e9xico<\/strong> fue uno de los sectores donde\u00a0la actividad disminuy\u00f3 en el tercer trimestre, al registrar una absorci\u00f3n 65% m\u00e1s d\u00e9bil en 2019, comparada\u00a0con el promedio para los primeros nueve meses de los cinco a\u00f1os anteriores.<\/p>\n<p>\u00abA\u00fan as\u00ed, esto represent\u00f3 una demanda neta positiva de 79,000 metros cuadrados. La tasa general de disponibilidad subi\u00f3 110 puntos base, para llegar a 13.6%. Esto a\u00fan no es un aumento alarmante, si se tiene en cuenta que una gran parte del inventario en desarrollo fue terminado de construir\u00bb, se\u00f1ala\u00a0<strong>Jos\u00e9 Luis Rub\u00ed<\/strong>, Market Research Manager de Cushman &amp; Wakefield.<\/p>\n<p>De acuerdo con datos de la compa\u00f1\u00eda, al 3T de 2019 el <strong>inventario<\/strong> total de oficinas cerr\u00f3 con 10 millones 057,431 m\u00b2, con una tasa de disponibilidad de\u00a013.6%, y m\u00e1s de\u00a0634,266\u00a0m\u00b2 de nuevos espacios en <strong>construcci\u00f3n<\/strong>.<\/p>\n<p>\u00abEl inventario en construcci\u00f3n es hoy 40.1% menor al de hace un a\u00f1o, y no inicia la construcci\u00f3n de los proyectos propuestos\u00bb, agrega el directivo en el estudio. Por otro lado, destaca, la demanda de nuevos espacios fue apoyada por un apetito apreciable en las industrias de <strong>coworking y de tecnolog\u00eda<\/strong>.<\/p>\n<p>\u00abEstos ocupantes se inclinaron por el \u00e1rea central de negocios de la ciudad y el submercado de <strong>Insurgentes<\/strong> para aterrizar sus decisiones inmobiliarias (&#8230;) Los fundamentos de la demanda de oficinas persisten y la creciente sofisticaci\u00f3n de la oferta inmobiliaria est\u00e1 en condiciones de atender un eventual cambio de \u00e1nimo.\u00bb, se\u00f1ala el
