{"id":97177,"date":"2019-10-10T09:07:06","date_gmt":"2019-10-10T14:07:06","guid":{"rendered":"https:\/\/centrourbano.com\/?p=97177"},"modified":"2019-10-10T13:35:19","modified_gmt":"2019-10-10T18:35:19","slug":"en-un-ano-se-entregaron-dos-edificios-de-oficinas-cada-mes-en-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/en-un-ano-se-entregaron-dos-edificios-de-oficinas-cada-mes-en-cdmx\/","title":{"rendered":"En un a\u00f1o se entregaron dos edificios de oficinas cada mes en CDMX"},"content":{"rendered":"<p><em>En este periodo se han incorporado casi medio mill\u00f3n de metros cuadrados de oficinas nuevas a la capital\u00a0<\/em><!--more--><\/p>\n<p>En los \u00faltimos cuatro trimestre se han entregado en promedio dos edificios de <strong>oficinas<\/strong> nuevas Clase A y A+ al mercado de la Ciudad de M\u00e9xico, de acuerdo con un comparativo que realiza la plataforma inmobiliaria <strong>SiiLA M\u00e9xico.<\/strong><\/p>\n<p>En un reporte de estad\u00edsticas del sector corporativo en la capital,\u00a0<strong>Jos\u00e9 Carlos Alem\u00e1n<\/strong>, CEO de SiiLA M\u00e9xico, destaca que al compararse el \u00faltimo trimestre de 2018 contra el tercero de este a\u00f1o, los fundamentales para el sector de oficinas (A+) registran variaciones importantes.<\/p>\n<p>\u00abSe incorporaron 411,700 m\u00b2 de ABR; la tasa de <strong>disponibilidad<\/strong> pas\u00f3 de 12.17% a 15.91% y el precio por m\u00b2 disminuy\u00f3 de 24.46 a 23.46 <strong>d\u00f3lares<\/strong>. Estos casi medio mill\u00f3n de m\u00b2 se distribuyeron en <strong>21 propiedades<\/strong>. Lo anterior significa que, en promedio, se entregaron 2 nuevos edificios de manera mensual en los \u00faltimos cuatro trimestres\u00bb, explic\u00f3.<\/p>\n<p>Adem\u00e1s, durante este periodo se registr\u00f3 una absorci\u00f3n neta negativa de 300,000 m\u00b2. \u00abLo anterior se explica por dos razones, por un lado, una baja ocupaci\u00f3n de los edificios entregados y, por el otro, un desplazamiento de inquilinos hacia propiedades de otras clasificaciones\u00bb, agreg\u00f3.<\/p>\n<p>Para este an\u00e1lisis, SiiLA\u00a0M\u00e9xico analiz\u00f3 <strong>459 edificios<\/strong> clasificados A+ y A durante el tercer trimestre del a\u00f1o, oferta representa <strong>7 millones 169,204 m\u00b2<\/strong> distribuidos en 9 submercados.<\/p>\n<p>Entre estos, destaca el <strong>Central Business District<\/strong> (<strong>Reforma, Polanco, Lomas Palmas<\/strong>) que al 3T concentr\u00f3 el 35% del ABR del total del mercado.<\/p>\n<p>\u00abDentro de este distrito, la industria con mayor \u00e1rea ocupada fue la <strong>financiera<\/strong> con 400,000 m\u00b2 de ABR, seguida de coworking, telecomunicaciones y consultor\u00eda, con otros 400,000 m\u00b2 ocupados para los tres sectores\u00bb, agrega el directivo.<\/p>\n<p>La nueva oferta registrada para el 3T fue de 91,280 m\u00b2 en 3 propiedades A+ y 4,184 m\u00b2 en 2 edificios A, en los submercados <strong>Insurgentes, Interlomas, Lomas Palmas y Reforma. <\/strong><\/p>\n<p>\u00abEste nuevo stock posiciona la tasa de disponibilidad en 15.38%, considerando ambas clasificaciones. Los mercados m\u00e1s afectados por su baja ocupaci\u00f3n son <strong>Norte e Interlomas<\/strong>, con 44.66% y 27.72% de tasa de disponibilidad, respectivamente2,
