industrial este trimestre<\/em><!--more--><\/p>\n<p>El mercado <strong>industrial<\/strong> de la Ciudad de M\u00e9xico rebas\u00f3 la barrera de los 10 millones de metros cuadrados (m\u00b2) de naves industriales <strong>Clase A<\/strong> durante el tercer trimestre del a\u00f1o, que en conjunta suman un inventario total de\u00a015 millones 351,233\u00a0m\u00b2, revela la plataforma de an\u00e1lisis Solili.<\/p>\n<p>\u00abAl cierre de este trimestre se adicionaron al inventario industrial de la Zona Metropolitana de la Ciudad de M\u00e9xico (ZMCM) un total de 153,000 m\u00b2, de los cuales 89% se concentr\u00f3 en los corredores<strong> Cuautitl\u00e1n y Toluca<\/strong>, rebasando la barrera de los 10 millones de m\u00b2 en el inventario Clase A\u00bb, destaca.<\/p>\n<p>De acuerdo con el <strong>Reporte de Mercado Industrial 3T 2019<\/strong>, de las 11 edificaciones que terminaron construcci\u00f3n en este periodo, 5 cuentan con un \u00e1rea rentable de entre 10 a 20,000 m\u00b2 y representan cerca de la mitad de esta nueva oferta, en tanto, los metros vacantes en la ZMCM, al finalizar el 3T19, bajaron 2.9%, cerrando con una cifra de 468,600 m\u00b2.<\/p>\n<p>Los corredores de <strong>Cuautitl\u00e1n y Tepotzotl\u00e1n<\/strong> son los que cuentan con los vol\u00famenes m\u00e1s altos de vacancia, esto se debe a que es en estas zonas donde ha estado m\u00e1s activa la construcci\u00f3n.<\/p>\n<p>Solili destaca que el inicio de nuevas naves estuvo lento en comparaci\u00f3n con los trimestres previos del a\u00f1o, sin embargo, se espera que este indicador repunte el siguiente trimestre ya que est\u00e1n pr\u00f3ximos a iniciar la construcci\u00f3n de un nuevo P<strong>arque Industrial en Toluca<\/strong> el cual colocar\u00e1 m\u00e1s de 100,000 m\u00b2 de espacio especulativo en el mercado.<\/p>\n<p><strong>Datos\u00a0<\/strong><\/p>\n<ul>\n<li>El sector log\u00edstico y la industria del papel fueron los principales demandantes de espacio industrial este trimestre<\/li>\n<li>Un total de 265,000 m\u00b2 se arrendaron durante el 3T 2019, de los cuales 53% fueron espacios de entre 10 a 20,000 m\u00b2, 37% menores a 10,000 m\u00b2, y el restante 10% fue de\u00a0una \u00fanica transacci\u00f3n que super\u00f3 los 20,000 m\u00b2<\/li>\n<li>La absorci\u00f3n neta reportada en positiva 185 mil m\u00b2, mostr\u00f3 un ligero incremento de 2.4% si se compara con el anterior trimestre y una disminuci\u00f3n de 13% con respecto al 3T18<\/li>\n<\/ul>\n","protected":false},"excerpt":{"rendered":"<p>El sector
