se concentra sobre el corredor Centro<\/em><!--more--><\/p>\n<p>El mercado de oficinas en <strong>Monterrey<\/strong> registr\u00f3 un alza de 11.6% en la actividad de arrendamiento de espacios corporativos durante el tercer trimestre de 2019, respecto al trimestre anterior, lo que muestra \u00abun comportamiento creciente, pero estable\u00bb, de acuerdo con la plataforma inmobiliaria Solili.<\/p>\n<p>\u00abEn\u00a0el transcurso del a\u00f1o la actividad de <strong>arrendamiento<\/strong> en el mercado corporativo de Monterrey se ha mantenido en niveles positivos, sin embargo, la demanda de espacio no ha sido lo suficientemente elevada como para bajar del 15.0% la vacancia\u00bb, se\u00f1alan.<\/p>\n<p>Datos compartidos por la compa\u00f1\u00eda destacan que la absorci\u00f3n bruta de oficinas en este mercado del pa\u00eds fue de casi 19,000\u00a0m\u00b2, con un\u00a0precio promedio de renta de 19.58 d\u00f3lares, ajustado a la baja, debido\u00a0al incremento de la oferta en espacios corporativos.<\/p>\n<p>En contraste, la plataforma destaca que en el 3T la actividad de <strong>construcci\u00f3n<\/strong> cerr\u00f3 con 272,400 m\u00b2, que representa una disminuci\u00f3n de 11.5% respecto al periodo anterior.<\/p>\n<p>\u00ab(Esto) motivado por la expectativa de los <strong>desarrolladores<\/strong>, quienes observan un mercado que presenta signos de <strong>sobreoferta<\/strong>, resultado del comportamiento moderado de la ocupaci\u00f3n y el gran volumen de edificaciones en proceso de construcci\u00f3n\u00bb, destaca.<\/p>\n<p>En este periodo se entregaron 4 edificios clase A, sumando al inventario un total de 16,400 m\u00b2, de los cuales el 54% se concentra sobre el corredor <strong>Centro<\/strong>, en tanto que el 46% restante se sit\u00faa sobre el corredor <strong>Aeropuerto-Apodaca.<\/strong><\/p>\n<p>La absorci\u00f3n neta de la ciudad cerr\u00f3 con 30,000 m\u00b2 (positivo) reflejando un incremento de m\u00e1s del doble respecto al trimestre anterior, reflejando el mayor incremento en el corredor Centro.<\/p>\n<p>\u00abDado los altos vol\u00famenes de construcci\u00f3n que el mercado reporta, tendr\u00edamos que estar presenciando una actividad m\u00e1s alta en el arrendamiento en los pr\u00f3ximos trimestres, de no ser as\u00ed, el mercado presentar\u00e1 sobreoferta\u00bb,
