M\u00e9xico\u00a0<\/em><!--more--><\/p>\n<p>El <strong>Programa de Regeneraci\u00f3n Urbana y Vivienda Incluyente<\/strong> para reactivar el desarrollo inmobiliario en 11 corredores de la capital, propuesto por el gobierno de Claudia Sheinbaum, es viable para atraer inversi\u00f3n en zonas casi abandonadas de la Ciudad de M\u00e9xico.<\/p>\n<p>Sin embargo, de acuerdo con<strong> Newmark Knight Frank<\/strong> (NKF) M\u00e9xico, deben hacerse estudios que permitan decidir si el uso habitacional es el adecuado o no para estas zonas, ya que en varias la tendencia es industrial o corporativa, por lo que habr\u00eda que acondicionar inmuebles para convertirlos o construir nuevos.<\/p>\n<p>\u201cDeben crearse espacios a partir de una industria sustentable como centros de desarrollo tecnol\u00f3gico, <em>contact centers<\/em>, zonas altamente competitivas, ciberconectadas, con acceso a transporte p\u00fablico, seguridad, servicios, escuelas y hospitales cercanos, con oportunidades laborales que no comprometan largos traslados y en inmuebles con creciente plusval\u00eda y amigables con el entorno\u201d, destaca.<\/p>\n<p>El estudio, elaborado por<strong>\u00a0Sergio P\u00e9rez<\/strong>, director ejecutivo de Servicios Corporativos Globales; <strong>Iv\u00e1n Solano<\/strong>, managing director para oficinas y <strong>Juan Flores<\/strong>, director de investigaci\u00f3n de mercados, se\u00f1ala que estos 11 corredores tienen buena ubicaci\u00f3n, cuentan ya con infraestructura urbana y algunas de estas cuentan con valor hist\u00f3rico y arquitect\u00f3nico.<\/p>\n<p>De acuerdo con la nueva pol\u00edtica de desarrollo de la Ciudad de M\u00e9xico, se busca detonar los <strong>corredores<\/strong> conformados por Centro Hist\u00f3rico, Tacuba-San Cosme, Chapultepec, Reforma Norte, Eje Central sur y norte, Pino Su\u00e1rez-Tlalpan, Tacubaya, Vallejo-Azcapotzalco, Atlampa-Tacuba y Zona Rosa.<\/p>\n<p>El plan contempla que al reorganizar la ciudad en temas de densidades y uso de suelo permitidos, generar\u00e1 ecosistemas urbanos y econ\u00f3micos autosustentables, reducir\u00e1 los \u00edndices de contaminaci\u00f3n, tr\u00e1fico y concentraci\u00f3n de grandes usuarios en puntos y horas determinadas.<\/p>\n<p>NKF apunta en su an\u00e1lisis que una opci\u00f3n en casos como <strong>Reforma Centro, Zona Rosa y el Centro Hist\u00f3rico<\/strong>, es la reconversi\u00f3n de edificios que antes eran ocupados por <strong>oficinas<\/strong>, que al estar en ubicaciones \u00f3ptimas, pueden ser en un punto de inversi\u00f3n para satisfacer la demanda de vivienda.<\/p>\n<p>Esto se ha estado dado en diversas partes del mundo donde los edificios de oficinas viejos est\u00e1n registrando demanda para convertirlos en viviendas dentro de la ciudad y no en los alrededores donde es costoso el traslado, inseguro y con poca calidad de
