{"id":96539,"date":"2019-09-25T08:05:18","date_gmt":"2019-09-25T13:05:18","guid":{"rendered":"https:\/\/centrourbano.com\/?p=96539"},"modified":"2019-09-24T18:47:56","modified_gmt":"2019-09-24T23:47:56","slug":"bajio-la-region-industrial-mas-dinamica-mexico","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/bajio-la-region-industrial-mas-dinamica-mexico\/","title":{"rendered":"Baj\u00edo, la regi\u00f3n industrial m\u00e1s din\u00e1mica de M\u00e9xico"},"content":{"rendered":"<p><em>El sector aeroespacial continuar\u00e1 siendo punto de inversi\u00f3n en la zona, principalmente en Quer\u00e9taro<\/em><!--more--><\/p>\n<p>A pesar de la falta de certeza econ\u00f3mica y la inseguridad que prevalece en el pa\u00eds, la regi\u00f3n del Baj\u00edo est\u00e1 a la cabeza de la carrera inmobiliaria industrial en M\u00e9xico y Quer\u00e9taro es el segundo estado preferido para invertir en el sector, s\u00f3lo por debajo de la Ciudad de M\u00e9xico, dijo\u00a0Giovanni D\u00b4Agostino, presidente en M\u00e9xico de\u00a0<strong>Newmark Knight Frank.<\/strong><\/p>\n<p>El tambi\u00e9n director regional de la firma inmobiliaria se\u00f1al\u00f3 que el resto de las entidades de esta regi\u00f3n como <strong>Guanajuato, Aguascalientes, San Luis Potos\u00ed, Los Altos de Jalisco y Michoac\u00e1n<\/strong>, presentan altibajos por los cambios naturales en la administraci\u00f3n federal en este 2019.<\/p>\n<p>\u201cLa regi\u00f3n del Baj\u00edo tiene muchos a\u00f1os demostrando una gran capacidad de atracci\u00f3n de proyectos y ha sido capaz de generar una s\u00f3lida cultura industrial, motivo por el cual ha sido de manera consistente uno de los principales destinos para la industria automotriz, aeroespacial y de maquila a nivel internacional, presentando, en la \u00faltima d\u00e9cada, un crecimiento del PIB superior al del promedio nacional.<\/p>\n<p>Sin embargo, durante este a\u00f1o, el centro y norte del pa\u00eds registran una recuperaci\u00f3n en el sector inmobiliario, y la zona del Baj\u00edo presenta pron\u00f3sticos conservadores, ya que depende mucho del dinamismo de la industria automotriz, por lo que la demanda se empezar\u00e1 a ver a finales de este a\u00f1o y principios de 2020\u201d, se\u00f1alaron <strong>Sergio P\u00e9rez Castilleja<\/strong>, director ejecutivo de Servicios Corporativos Globales (GCS) LATAM y <strong>Samuel Campos<\/strong> Acosta, director ejecutivo para la regi\u00f3n Baj\u00edo.<\/p>\n<p>Agregaron que la zona tendr\u00e1 un nuevo impulso una vez que el Tratado de Libre Comercio entre Estados Unidos, Canad\u00e1 y M\u00e9xico <strong>(T-MEC)<\/strong> se ratifique por parte de los Estados Unidos, tomando en cuenta que en la regi\u00f3n del Baj\u00edo se encuentran 8 de las grandes armadoras del mundo y m\u00e1s de 800 empresas dedicadas a abastecerlas, por lo que este mercado seguir\u00e1 en crecimiento satisfaciendo la necesidad de autom\u00f3viles y autopartes en ambos lados de nuestras fronteras.<\/p>\n<p>En la pasada administraci\u00f3n, Aguascalientes, Quer\u00e9taro, Guanajuato y San Luis Potos\u00ed realizaron alianzas comerciales y apostaron por una estrategia a largo plazo, la cual consisti\u00f3 en inversiones nacionales y extranjeras en sectores industriales, destacando el <strong>automotriz<\/strong> y el equipo electr\u00f3nico.<\/p>\n<p>Tan solo en San Luis Potos\u00ed, a donde se ha extendido r\u00e1pidamente el mercado inmobiliario industrial, en 2018 se registraron exportaciones por 14,500 millones de d\u00f3lares y el empleo de 80,000 personas, adem\u00e1s de registrar nuevas inversiones para mercados m\u00e1s especializados como las bicicletas en dos naves industriales con un total de 130,000 m\u00b2.<\/p>\n<p>Al cierre del a\u00f1o pasado, la industria automotriz represent\u00f3 el sexto lugar en producci\u00f3n de veh\u00edculos, con exportaciones superiores a los 80,000 mdd y abri\u00f3 2019 con varios anuncios de inversiones y el advenimiento de nuevas marcas que se fabricar\u00e1n desde M\u00e9xico para el mundo.<\/p>\n<p>\u201cEn los \u00faltimos meses hemos visto un incremento en las empresas asi\u00e1ticas que est\u00e1n visitando a M\u00e9xico. Es todo un reto trabajar con ellos por el tema cultural, sin embargo, se ve el efecto del acuerdo trilateral. El cambio despu\u00e9s de las elecciones presidenciales fue muy marcado y tenemos perspectivas positivas\u201d, consider\u00f3 Samuel Campos Acosta.<\/p>\n<p>En cuanto al <strong>mercado inmobiliario<\/strong>, el <strong>inventario<\/strong> industrial total nacional se ha incrementado 42% desde 2008, al pasar de 36.7 millones de metros cuadrados a 62.3 millones en 2018. Adem\u00e1s, en ese mismo periodo, mercados como Guanajuato han crecido 523%; Aguascalientes, 484%; Quer\u00e9taro, 190%, y Guadalajara, 140 por ciento.<\/p>\n<p>El sector aeroespacial continuar\u00e1 siendo punto de inversi\u00f3n en la zona, principalmente en <strong>Quer\u00e9taro<\/strong>. En M\u00e9xico existen m\u00e1s de 280 empresas de fabricaci\u00f3n de aeropartes que generan m\u00e1s de 110,000 empleos, lo que permiti\u00f3 exportaciones por 8,600 mdd, captando 165 millones de d\u00f3lares de Inversi\u00f3n Extranjera Directa (IED) en 2018 y 62 mdd en el primer trimestre del 2019.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El sector aeroespacial continuar\u00e1
