Y es que, a decir del especialista, considerado la voz m\u00e1s autorizada de Espa\u00f1a para hablar del tema hipotecario e inmobiliario, el producto est\u00e1 mal construido, adem\u00e1s que no es bien visto.<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Santos-Gonz\u00e1lez_ABM_Foto-Centro-Urbano-e1568934077260.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-96284 alignright\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Santos-Gonz\u00e1lez_ABM_Foto-Centro-Urbano-1024x681.jpg\" alt=\"\" width=\"350\" height=\"233\" \/><\/a><\/p>\n<p>En el marco de su participaci\u00f3n en la quinta edici\u00f3n del <strong>Simposio de Financiamiento a la Vivienda<\/strong>, el experto detall\u00f3 que en Espa\u00f1a el modelo no es replicado por los bancos. Se\u00f1al\u00f3 que, si bien hay algunos casos de hipoteca inversa, estas fueron generadas por organismo que no son entidades financieras.<\/p>\n<p>De acuerdo con Gonz\u00e1lez, la hipoteca inversa es un producto \u201cque financieramente est\u00e1 mal construido\u201d, por lo que no trae un panorama de oportunidades.<\/p>\n<p>[quote]\u201cMe parece que financieramente est\u00e1 mal construida (\u2026) si t\u00fa estas descontando con la esperanza de vida tan alargada que venimos teniendo ya en nuestro pa\u00eds, si tienes que descontar del precio medio de una vivienda una cuota con una tasa de 7% u 8%, o la vivienda es una enorme mansi\u00f3n con lo cual ya no tiene mucho sentido, o si no la cuota hipotecaria te resulta incluso escandalosamente peque\u00f1a.<\/p>\n<p>\u201cEl mercado potencial es muy estrecho, por imagen y porque la cuota en relaci\u00f3n al precio de la vivienda es mejor vender y alquilar o irte a una residencia, y no quedarte en tu propia casa porque las cuotas no dan\u201d, indic\u00f3.[\/quote]<\/p>\n<p>Por otro lado, para Santos Gonz\u00e1lez, la hipoteca inversa no cuenta con una buena imagen. Y es que, dijo, no es bien aceptado que una persona que sac\u00f3 una hipoteca para m\u00e1s de 20 a\u00f1os, al final vuelva a hipotecar su vivienda.<\/p>\n<p>\u201cLa hipoteca inversa no tiene buen cartel, porque si ya la hipoteca para comprar una casa se considera un compromiso fuerte, y resulta que te sienta mal hipotecarte, pues despu\u00e9s de toda la vida hipotecado, cuando resulta que la casa ya es tuya, le dices que se vuelva a hipotecar para que de ah\u00ed pase a morirse. Eso no tiene buena venta (&#8230;)<\/p>\n<p>\u00ab(En Espa\u00f1a) pr\u00e1cticamente no hay (hipoteca inversa). De hecho, el sistema financiero en Espa\u00f1a no hace hipotecas inversas.\u00a0La ultima regulaci\u00f3n es de 2007 y adolece de algunas cuestiones que la hacen realmente poco viable.
