{"id":95581,"date":"2019-09-03T08:00:29","date_gmt":"2019-09-03T13:00:29","guid":{"rendered":"https:\/\/centrourbano.com\/?p=95581"},"modified":"2019-09-02T22:51:20","modified_gmt":"2019-09-03T03:51:20","slug":"credito-liquidez-situaciones-conveniente","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/credito-liquidez-situaciones-conveniente\/","title":{"rendered":"\u00bfQu\u00e9 es un cr\u00e9dito de liquidez y en qu\u00e9 situaciones conviene?"},"content":{"rendered":"<p><em>Para obtener un cr\u00e9dito de liquidez se requiere ser due\u00f1o del inmueble, tener un buen historial crediticio y contar con solvencia econ\u00f3mica <\/em><!--more--><\/p>\n<p>Un<strong> cr\u00e9dito de liquidez con garant\u00eda hipotecaria<\/strong> es un tipo de financiamiento que otorgan las instituciones bancarias a personas f\u00edsicas, en donde se utiliza\u00a0un <strong>inmueble como garant\u00eda.<\/strong> Las instituciones financieras pueden prestar entre un<strong> 50% y 70% del valor total del inmueble<\/strong>, con el prop\u00f3sito de obtener solvencia para diversos usos, entre ellos el pago de deudas, resolver problemas de salud, educaci\u00f3n o simplemente para afrontar imprevistos.<\/p>\n<p>Al igual que con los <strong>cr\u00e9ditos hipotecarios,<\/strong> al solicitar un cr\u00e9dito de liquidez se queda un inmueble como garant\u00eda, pero <strong>no se transmite la posesi\u00f3n del bien a la instituci\u00f3n financiera.<\/strong> Sin embargo, en caso de incumplimiento con el pago, la instituci\u00f3n bancaria puede demandar al deudor para que pague y, en caso extremo, el inmueble puede ser adjudicado a la instituci\u00f3n de cr\u00e9dito.<\/p>\n<p>Los <strong>requisitos<\/strong> para obtener un cr\u00e9dito de liquidez var\u00edan dependiendo de la instituci\u00f3n financiera, pero generalmente se requiere que el solicitante sea el <strong>due\u00f1o del inmueble<\/strong> y que \u00e9ste est\u00e9 <strong>libre de grav\u00e1menes o impuestos<\/strong> y que tenga <strong>valor comercial,<\/strong> adem\u00e1s de que es necesario tener un <strong>buen historial crediticio<\/strong> y contar con <strong>solvencia econ\u00f3mica<\/strong> para pagar las mensualidades.<\/p>\n<p>Este tipo de cr\u00e9ditos con garant\u00eda hipotecaria <strong>no son recomendados para utilizarse para emprender un negocio,<\/strong> ya que la incertidumbre es alta, por lo tanto, podr\u00eda perderse el inmueble que se dio como garant\u00eda. En el caso de que se desee utilizar el cr\u00e9dito como capital de trabajo en negocios en marcha, ser\u00eda mejor solicitar un cr\u00e9dito hecho a la medida de las empresas o PYMES.<\/p>\n<p><strong>Tampoco es recomendable utilizarlo para remodelar<\/strong> una vivienda o departamento, pues existen tipos de financiamiento creados espec\u00edficamente para ese
