{"id":9555,"date":"2014-08-12T09:00:57","date_gmt":"2014-08-12T14:00:57","guid":{"rendered":"http:\/\/centrourbano.com\/?p=9555"},"modified":"2014-08-11T16:44:19","modified_gmt":"2014-08-11T21:44:19","slug":"incrementan-naves-industriales-clase-a-en-el-df","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/incrementan-naves-industriales-clase-a-en-el-df\/","title":{"rendered":"Incrementan naves industriales clase A en el DF"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><em>Al cierre del segundo trimestre suman m\u00e1s de un mill\u00f3n de metros cuadrados<\/em><!--more--><\/p>\n<p>Durante el segundo trimestre del a\u00f1o, en M\u00e9xico se increment\u00f3 un inventario de m\u00e1s de cien mil metros cuadrados de naves industriales clase A, de acuerdo con el reporte del mercado industrial realizado por Colliers, empresa internacional de servicios inmobiliarios.<\/p>\n<p>En el periodo mencionado, se registraron ligeros ajustes en aumento de la tasa de disponibilidad en naves clase A y B en el Distrito Federal, con un cierre de 3 por ciento al finalizar el trimestre; este incremento se dio gracias a la oferta de nuevos espacios.<\/p>\n<p>En espec\u00edfico, los inmuebles de tipo A, suman m\u00e1s de un mill\u00f3n de metros cuadrados en construcci\u00f3n y proyecto, que se espera se incorporen al mercado a finales del a\u00f1o 2014 y 2015, refiere el reporte.<\/p>\n<p>En cuanto a la disponibilidad, al cierre del segundo trimestre de 2014, los principales corredores que integran el mercado industrial en la Ciudad de M\u00e9xico, disponen de m\u00e1s de 500 mil metros cuadrados y una tasa de 2.8 por ciento. De todos los corredores, incluyendo el \u00e1rea metropolitana, la zona Cuautitl\u00e1n-Tultitl\u00e1n-Tepotzotl\u00e1n (CTT) cuenta con mayor disponibilidad con 160 mil metros cuadrados, lo que representa 31 por ciento de la oferta total.<\/p>\n<p>El corredor CCT cuenta con m\u00e1s de 160 inmuebles de tipo A, con un total aproximado de 3 millones 500 mil metros cuadrados, de los cuales, alrededor de 4 por ciento se encuentra disponible.<\/p>\n<p>Por otra parte, los rangos de precios en renta mensual se encuentran entre los 2 y los 7 d\u00f3lares por metro cuadrado para clase A y B, dentro de los nueve corredores: CTT, Tlalnepantla, Toluca-Lerma, Iztapalapa-Tl\u00e1huac, Naucalpan, Ecatepec-Xalostoc, Iztacalco, Vallejo-Azcapotzalco y TZHTA (Teoloyucan, Zumpango, Huehuetoca, Tepeji del R\u00edo y Atitalaquia).<\/p>\n<p>Seg\u00fan Colliers, el n\u00famero de transacciones que se registraron suman m\u00e1s de 100 mil metros cuadrados en operaciones de venta y renta de naves industriales mayores a 2 mil metros cuadrados.<\/p>\n<p>Lo anterior se relaciona directamente con la expectativa de crecimiento en la econom\u00eda de M\u00e9xico, donde se espera un crecimiento anual de 2.5 por ciento en este a\u00f1o y de 3.5 por ciento en 2015, impulsado principalmente por la aprobaci\u00f3n de las reformas estructurales.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>&nbsp;
