{"id":94753,"date":"2019-08-12T17:13:13","date_gmt":"2019-08-12T22:13:13","guid":{"rendered":"https:\/\/centrourbano.com\/?p=94753"},"modified":"2019-08-12T18:23:06","modified_gmt":"2019-08-12T23:23:06","slug":"sector-industrial-en-recuperacion","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/publicaciones\/sector-industrial-en-recuperacion\/","title":{"rendered":"Sector industrial, en recuperaci\u00f3n"},"content":{"rendered":"<p>Al cierre del primer trimestre de 2019, el inventario industrial termin\u00f3 con una superficie de 48.6 millones de metros cuadrados<!--more--><\/p>\n<p>La expansi\u00f3n de compa\u00f1\u00edas beneficiadas por los m\u00faltiples acuerdos que tiene M\u00e9xico con m\u00e1s de 120 pa\u00edses en el mundo, as\u00ed como la llegada de nuevas empresas a la frontera hicieron posible que la demanda de nuevos espacios industriales registrara cifras superiores en mercados como Ciudad Ju\u00e1rez, la Zona Metropolitana de la Ciudad de M\u00e9xico, Monterrey y Tijuana.<\/p>\n<p>De acuerdo con datos de la firma inmobiliaria CBRE M\u00e9xico, al cierre del primer trimestre de 2019, el inventario industrial termin\u00f3 con una superficie de 48.6 millones de metros cuadrados (m\u00b2), con lo que consolida un crecimiento anual de 6%, es decir, un ritmo de 2.8 millones de m\u00b2 nuevos cada a\u00f1o.<\/p>\n<p>La firma se\u00f1ala que, desde el arranque de los primeros meses del a\u00f1o, el crecimiento de las exportaciones y las manufactureras impulsan la recuperaci\u00f3n de los mercados de la frontera, mientras que el consumo interno empuja la actividad log\u00edstica en mercados urbanos como el de la Ciudad de M\u00e9xico.<\/p>\n<p>En su an\u00e1lisis, CBRE se\u00f1ala que la demanda de espacios industriales a nivel nacional se concentra en los sectores de Log\u00edstica, Automotriz y Manufactura, en donde las transacciones m\u00e1s grandes se registraron en el Estado de M\u00e9xico y Nuevo Le\u00f3n, con cerca de 142,000 m\u00b2, m\u00e1s de 62% del total.<\/p>\n<p>En tanto, en mercados como la ZMCM el tama\u00f1o de los espacios log\u00edsticos llega a ser entre 4 y 5 veces el promedio de lo utilizado en manufactura.<\/p>\n<p>La actividad en construcci\u00f3n en los 13 mercados monitoreados por la firma sum\u00f3 una superficie de poco m\u00e1s de 2.1 millones de m\u00b2, la cual fue 7% menor que el espacio en construcci\u00f3n durante el \u00faltimo trimestre de 2018, derivado de la entrega de nuevos espacios.<\/p>\n<p>Los tres mercados con mayor superficie en construcci\u00f3n fueron Ciudad de M\u00e9xico,<br \/>\nGuanajuato y Monterrey, que concentraron 54% de la superficie total en construcci\u00f3n, equivalente a 1.1 millones de metros cuadrados. Asimismo, las entidades del Baj\u00edo, con 638,000 m\u00b2, suman 31% de superficie en construcci\u00f3n.<\/p>\n<p><strong>Nota: Este texto se incluye en la edici\u00f3n 68 de la Revista
