{"id":94750,"date":"2019-08-12T17:00:02","date_gmt":"2019-08-12T22:00:02","guid":{"rendered":"https:\/\/centrourbano.com\/?p=94750"},"modified":"2019-08-12T18:22:36","modified_gmt":"2019-08-12T23:22:36","slug":"mercado-oficinas-atento-nuevas-reglas-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/publicaciones\/mercado-oficinas-atento-nuevas-reglas-cdmx\/","title":{"rendered":"Mercado de oficinas, atento a nuevas reglas en CDMX"},"content":{"rendered":"<p><em>En lo que resta del a\u00f1o, se espera que m\u00e1s de 300,000 m\u00b2 se integren al inventario de oficinas<\/em><!--more--><\/p>\n<p>El primer semestre de 2019 ha sido complicado para la construcci\u00f3n de nuevos espacios de <strong>oficinas<\/strong> en la Ciudad de M\u00e9xico, debido principalmente a las medidas de revisi\u00f3n de proyectos inmobiliarios en desarrollo para la capital del pa\u00eds, que han ajustado hasta 5 a\u00f1os las fechas de entrega de nuevo inventario corporativo.<\/p>\n<p>Sin embargo, pese a este retraso, la demanda neta de oficinas para los primeros seis meses del a\u00f1o en el principal mercado del pa\u00eds ascendi\u00f3 a los 75,000 metros cuadrados (m\u00b2), mientras que en t\u00e9rminos de absorci\u00f3n bruta -que incluye espacios pre arrendados- se registraron cerca de 150,000 m\u00b2, lo que mantuvo la tasa de vacancia en un 15.02%, de acuerdo con cifras de <strong>CBRE M\u00e9xico<\/strong>.<\/p>\n<p>\u201cEn cuanto al indicador de construcci\u00f3n de oficinas del 2T 2019 (la Ciudad de M\u00e9xico) registr\u00f3 1.5 millones de m\u00b2 en 65 proyectos, debido en gran medida a las entregas de nuevos edificios (nueva oferta que para este semestre sumaron 84.000 m\u00b2).<\/p>\n<p>\u201cAs\u00ed como a la revisi\u00f3n de permisos de construcci\u00f3n en proyectos de vivienda oficinas y comercios, por lo que varios edificios de oficinas han ajustado sus fechas de entrega para los pr\u00f3ximos 5 a\u00f1os al estar temporalmente detenidos\u201d, destaca la firma en un reporte.<\/p>\n<p>De los nuevos proyectos que vienen para la capital, <strong>Insurgentes, Polanco y Santa Fe<\/strong> son los submercados que concentran la mayor\u00eda en construcci\u00f3n, con 64% en el pipeline. Cabe destacar que los cerca de 1.6 millones de m\u00b2 en 49 proyectos que se encuentran en fase de planeaci\u00f3n est\u00e1n en espera que se ajusten los nuevos pol\u00edgonos de actuaci\u00f3n para
