{"id":92865,"date":"2019-07-08T18:20:39","date_gmt":"2019-07-08T23:20:39","guid":{"rendered":"https:\/\/centrourbano.com\/?p=92865"},"modified":"2019-07-08T18:26:10","modified_gmt":"2019-07-08T23:26:10","slug":"el-coworking-volvio-un-destino-a-los-edificios-wework","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/el-coworking-volvio-un-destino-a-los-edificios-wework\/","title":{"rendered":"El coworking volvi\u00f3 un destino a los edificios: WeWork"},"content":{"rendered":"<p><em>La firma se ha concentrado en atraer a grandes corporativos a sus espacios en el \u00faltimo a\u00f1o y medio\u00a0<\/em><!--more--><\/p>\n<p><strong>WeWork<\/strong>, la compa\u00f1\u00eda m\u00e1s grande a nivel mundial de espacios de <strong>oficinas<\/strong> compartidas en renta, ha puesto la mirada en grandes corporativos y empresas que buscan transformar la forma en que sus trabajadores se apropian de sus lugares de trabajo para mejorar la productividad.<\/p>\n<p>Reunido con inversionistas y l\u00edderes del sector,\u00a0<strong>Ary Krivopisk<\/strong>, Head of Real Estate de Wework Latam, explic\u00f3 que este nuevo paradigma se ve reflejado en que casi la mitad de sus inquilinos en M\u00e9xico, hoy son grandes corporativos que se han mudado a un modelo novedoso y flexible de oficinas.<\/p>\n<p>\u00abWeWork empez\u00f3 con las peque\u00f1as y medianas empresas de 10, 15, 30 personas. Lo que pas\u00f3 es que las grandes corporaciones, lo que llamamos <strong><em>Enterprises<\/em><\/strong>, empresas que tienen m\u00e1s de 1,000 empleados, empezaron a entender que era mucho m\u00e1s productivo para ellos estar dentro de un espacio como WeWork\u00bb, se\u00f1al\u00f3.<\/p>\n<p>La compa\u00f1\u00eda estadounidense\u00a0ha logrado hacerse de <strong>32,000 miembros en M\u00e9xico<\/strong>, principalmente en grandes ciudades como la\u00a0Ciudad de M\u00e9xico, Monterrey y Guadalajara. La meta para este a\u00f1o es llegar a los 40,000 miembros.<\/p>\n<p>En el \u00faltimo a\u00f1o y medio WeWork se ha enfocado al mercado <em>Enterprise<\/em>, corporaciones de m\u00e1s de 500 empleados a nivel global que quieran cambiar su forma de trabajo. \u00abSon grandes <strong>corporaciones<\/strong> que hoy representan entre el 45 y el 50% de las empresas que est\u00e1n dentro de WeWork\u00bb, se\u00f1ala el directivo.<\/p>\n<p>Tan solo en la Ciudad de M\u00e9xico se encuentran instalados\u00a0<strong>diecisiete edificios<\/strong> operativos de la firma con inquilinos de gran envergadura como DiDi, Grupo Lala o Santander.<\/p>\n<p>De acuerdo con\u00a0Ary Krivopisk, uno de los grandes desaf\u00edos para los <strong>desarrolladores<\/strong> de oficinas es pensar ahora los edificios m\u00e1s all\u00e1 de un simple espacio corporativo, verlos como un destino donde se pueden encontrar cientos de empresas y un gran flujo de capital.<\/p>\n<p>\u00abUno de los grandes desaf\u00edos como desarrolladores en el mundo inmobiliario es que el desarrollo tenga m\u00e1s valor y la gran diferencia de tener espacios de <strong>coworking<\/strong>, espacios flexibles, y tener a un solo edificio con una sola empresa que te alquila, cuando en el edificio hay 200 empresas, tu edificio termina convirti\u00e9ndose en un <strong>destino<\/strong>\u00ab, enfatiz\u00f3.<\/p>\n<p>Sobre esta tendencia de los espacios corporativos,\u00a0<strong>Richard Schmidt<\/strong>,\u00a0vicepresidente senior de <strong>CBRE<\/strong> dijo que el coworking se ha convertido en un abanico de opciones para las empresas y los propietarios, incluso para detonar mercados en ciudades donde no lo hay.<\/p>\n<p>\u00abEl coworking es un complemento, una opci\u00f3n m\u00e1s para las empresas, un buen aliado para los <strong>propietarios<\/strong>, es un buen socio y definitivamente cada empresa tendr\u00e1 qu\u00e9 definir si es un arrendamiento dentro de su balance para hacer una inversi\u00f3n o si pudieran tener una opci\u00f3n flexible como WeWork\u00bb, detall\u00f3.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>La firma se ha concentrado en
