{"id":92629,"date":"2019-07-03T14:30:57","date_gmt":"2019-07-03T19:30:57","guid":{"rendered":"https:\/\/centrourbano.com\/?p=92629"},"modified":"2019-07-03T14:31:15","modified_gmt":"2019-07-03T19:31:15","slug":"hay-1-56-millones-de-m%c2%b2-de-oficinas-en-construccion-en-cdmx","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/hay-1-56-millones-de-m%c2%b2-de-oficinas-en-construccion-en-cdmx\/","title":{"rendered":"Hay 1.56 millones de m\u00b2 de oficinas en construcci\u00f3n en CDMX"},"content":{"rendered":"<p><em>La capital cerr\u00f3 el segundo trimestre del a\u00f1o con bajas en rentas, pero dinamismos en absorci\u00f3n de espacios\u00a0<\/em><!--more--><\/p>\n<p>A pesar de que la <strong>Ciudad de M\u00e9xico<\/strong> atraviesa por un freno en el sector inmobiliario, el mercado de <strong>oficinas<\/strong> se mantiene activo y de acuerdo con cifras de la firma inmobiliaria Solili, el segundo trimestre del a\u00f1o la capital cerr\u00f3 con <strong>1.56 millones de metros cuadrados<\/strong> (m\u00b2) de espacios corporativos en construcci\u00f3n.<\/p>\n<p>En un an\u00e1lisis compartido por la compa\u00f1\u00eda, detalla que los corredores de <strong>Insurgentes, Polanco y Reforma<\/strong> en conjunto suman 58 construcciones, siendo as\u00ed los de mayor actividad. Por otro lado, Solili informa que en el periodo 2T 2019 se terminaron de construir 9 edificios que integran 86,000 m\u00b2 de oficinas al mercado, de los cuales el 93% son <strong>clase A. <\/strong><\/p>\n<p>\u00abLas 3 edificaciones de mayor metraje, que superan los 23,000 m\u00b2 cada una, se encuentran situadas en los <strong>corredores<\/strong> de <strong>Santa Fe, Insurgentes y Polanco<\/strong> y se incorporaron a inventario 100% vacantes. Un solo edificio ingres\u00f3 ocupado con un \u00e1rea de 7,000 m\u00b2 sobre el corredor Insurgentes\u00bb, agregan.<\/p>\n<p>El documento destaca que en este periodo la tasa de <strong>vacancia<\/strong> con poco m\u00e1s de 30 puntos bases, cerrando en 12.7%, debido al alto n\u00famero de metros vacantes que agregaron al inventario provenientes de nuevos edificios reci\u00e9n culminados, as\u00ed como la desocupaci\u00f3n, especialmente en espacios clase B.<\/p>\n<p>Adem\u00e1s los precios de <strong>renta<\/strong> promedio de oficinas registraron una cifra a la baja por un valor de 23.29 d\u00f3lares por m\u00b2, es decir 34 centavos de d\u00f3lar o 1.4% menos con respecto al 1T 2019 y un mayor ajuste a la baja de 1.38\u00a0d\u00f3lares por m\u00b2 al mes\u00a0o 5.6% comparado con el mismo periodo del 2018.<\/p>\n<p>\u00abLa <strong>sobreoferta<\/strong> de espacio corporativo ha generado que se d\u00e9 este comportamiento, lo que se ha traducido, en palabras de los comercializadores de espacio corporativo, en negociaciones m\u00e1s ventajosas para los nuevos <strong>arrendatarios<\/strong>, observando mayor cantidad de cierres en moneda nacional\u00bb, se\u00f1alan.<\/p>\n<p>As\u00ed como la disminuci\u00f3n en los plazos de renta de los contratos con duraci\u00f3n m\u00e1xima de un a\u00f1o y el incremento de solicitudes hacia la
