{"id":919,"date":"2013-11-15T10:09:27","date_gmt":"2013-11-15T16:09:27","guid":{"rendered":"http:\/\/centrourbano.com\/?p=919"},"modified":"2014-03-21T16:57:06","modified_gmt":"2014-03-21T22:57:06","slug":"vivienda-usada-alternativa-para-el-mercado","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-usada-alternativa-para-el-mercado\/","title":{"rendered":"Vivienda usada, alternativa para el mercado"},"content":{"rendered":"<p><i>Eugene Towle, director general de Softec, destac\u00f3 la generaci\u00f3n de impulso hacia este sector, pues es un nicho de oportunidad<\/i><\/p>\n<p><i><!--more--><\/i><\/p>\n<p>&nbsp;<\/p>\n<p>De acuerdo con Eugene Towle, director general de Softec, la vivienda usada siempre ha sido una alternativa para el mercado, sin embargo, \u00e9sta no hab\u00eda sido tomada en cuenta debido a que el Instituto del Fondo Nacional de Vivienda para los Trabajadores (Infonavit) y el Fondo de Vivienda del Instituto de Seguridad y Servicios Sociales para los Trabajadores del Estado (Fovissste) no hab\u00edan dado cr\u00e9ditos para este mercado.<\/p>\n<p>&nbsp;<\/p>\n<p>\u201cDurante muchos a\u00f1os las instituciones no le daba financiamiento para vivienda usada, s\u00f3lo para vivienda nueva. Lo que pasaba era que la vivienda usada la ten\u00edas que vender de contado y por eso perd\u00eda valor\u201d, detall\u00f3.<\/p>\n<p>&nbsp;<\/p>\n<p>En la conferencia \u201cExpectativas del mercado habitacional 2014. Efecto de los cambios estructurales en el financiamiento\u201d, Eugene Towle dijo que actualmente el Infonavit est\u00e1 colocando cerca de 200 mil cr\u00e9ditos para remodelaci\u00f3n o mejoramiento de casas, sin embargo, quienes producen vivienda se han sentido \u201catacados porque creen que a sus clientes les est\u00e1 afectando esta tendencia; si la gente quiere remodelar su casa, no los puedes forzar a que compren una nueva\u201d.<\/p>\n<p>&nbsp;<\/p>\n<p>Tambi\u00e9n explic\u00f3 que en M\u00e9xico hay 35 millones de viviendas de las cuales m\u00e1s de 9 millones son defectuosas por factores como: el n\u00famero excesivo de habitantes en la casa; viviendas hechas con materiales de desecho (rezago b\u00e1sico, 1.1 millones) y, por \u00faltimo, aquellas que cuentan con irregularidades dentro de la casa como techo y pisos o bien fuera de \u00e9sta en banquetas, agua, luz, drenaje (rezago ampliado, 8.9 millones).<\/p>\n<p>&nbsp;<\/p>\n<p>\u201cEste es un mercado sumamente importante para materiales de remodelaci\u00f3n. Y como habr\u00e1 una contracci\u00f3n bastante importante en la producci\u00f3n de vivienda nueva, se generar\u00e1 un gran impulso y una gran demanda en este tema durante este gobierno\u201d, puntualiz\u00f3 durante su ponencia.<\/p>\n<p>&nbsp;<\/p>\n<p>Destac\u00f3 que actualmente las familias viven durante todo su ciclo familiar en entre 3 y 7 viviendas, se muda cada 8 y 15 a\u00f1os, mientras que, de acuerdo con cifras del Instituto Mexicano del Seguro Social (IMSS), la gente se cambia de empleo 18 veces durante su ciclo laboral y pueden llegar a mudarse de ciudad, por lo menos, una vez en su vida.<\/p>\n<p>&nbsp;<\/p>\n<p>\u201cEste concepto de una poblaci\u00f3n mexicana est\u00e1tica e inm\u00f3vil ya no es aplicable.
