pa\u00eds\u00a0<\/em><!--more--><\/p>\n<p><strong>BTS Development<\/strong>, desarrolladora inmobiliaria de activos industriales con m\u00e1s de 10 a\u00f1os de experiencia en el mercado, planea invertir 200 millones de d\u00f3lares en los pr\u00f3ximos cinco a\u00f1os para desarrollar nuevas naves industriales en el pa\u00eds.<\/p>\n<p>En entrevista, <strong>Pablo Barcos<\/strong>, CIO de BTS Development, explic\u00f3 que a pesar del cambio de gobierno, en el mercado hay una demanda muy sana de espacios industriales que se debe satisfacer, principalmente en mercados donde opera como el Estado de M\u00e9xico y Monterrey.<\/p>\n<p>\u00abTraemos un <em>pipeline<\/em> muy importante que nos llevar\u00e1 hacia una meta de BTS, que es estar en <strong>2025<\/strong> administrando el mill\u00f3n de metros cuadrados y ese es nuestro prop\u00f3sito.<\/p>\n<p>\u00abEste a\u00f1o esperamos arrancar dos proyectos, uno en la zona centro, uno en la frontera norte; m\u00e1s o menos desde el punto de vista de inversi\u00f3n, esperamos proyectos que ya tenemos en el radar, deberemos estar invirtiendo 200 mdd en la compra y desarrollo de <strong>proyectos industriales<\/strong>\u00ab, agreg\u00f3.<\/p>\n<p>Desde 2013 a 2017, BTS desarroll\u00f3 un portafolio de 120,000 metros cuadrados (m\u00b2) en el Estado de M\u00e9xico y Monterrey y actualmente administran 660,000\u00a0m\u00b2 para <strong>Prudential Real Estate Investors<\/strong>, a trav\u00e9s de un CKDe y de <strong>Terrafina<\/strong>.<\/p>\n<p>\u00abEstimamos que actualmente manejamos el 5% del mercado industrial inmobiliario Clase A de la zona centro\u00bb, agreg\u00f3 por su parte Rodrigo Fern\u00e1ndez, COO de BTS, en mercados como <strong>Cuatitl\u00e1n, Huehetoca, Lerma-Toluca<\/strong> en el Estado de M\u00e9xico y <strong>Apodaca <\/strong>en Monterrey.<\/p>\n<p>\u00abVemos con muy buenos ojos este escenario para seguir invirtiendo de nuestros propios recursos, a la fecha hemos invertido poco m\u00e1s de 1 mdd propios y colocado cerca de 88 mdd de nuestros inversionistas en nuestros proyectos\u00bb, agreg\u00f3.<\/p>\n<p>En cuanto al tema particular del crecimiento del mercado industrial en la zona metropolitana de la <strong>Ciudad de M\u00e9xico<\/strong>, Pablo Barcos refiri\u00f3 que las empresas empiezan a enfrentar retos importantes por la escasez de tierra, lo que ha llevado a las desarrolladoras a seguir explotando tierras hacia el norte de esta zona.<\/p>\n<p>\u00abPensamos que el mercado tendr\u00e1 que ir creciendo hacia el norte, pero un desaf\u00edo es encontrar terrenos a precios adecuados para poder desarrollar un proyecto industrial rentable\u00bb, enfatiz\u00f3.<\/p>\n<p>Cabe destacar que la firma entr\u00f3 recientemente al mercado industrial del Baj\u00edo en el <strong>Parque Industrial Amexhe<\/strong>, en Apaseo El Grande, y se encuentra detonando un proyecto en la zona fronteriza de
