{"id":90506,"date":"2019-05-21T13:10:44","date_gmt":"2019-05-21T18:10:44","guid":{"rendered":"https:\/\/centrourbano.com\/?p=90506"},"modified":"2019-05-21T16:20:56","modified_gmt":"2019-05-21T21:20:56","slug":"crecen-centros-de-distribucion-por-comercio-electronico","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/crecen-centros-de-distribucion-por-comercio-electronico\/","title":{"rendered":"Crecen centros de distribuci\u00f3n por comercio electr\u00f3nico"},"content":{"rendered":"<p><em>Actualmente las principales empresas de comercio electr\u00f3nico en M\u00e9xico abarcan alrededor de 600,000 m\u00b2, cerca del 10% de las naves del corredor CTT<\/em><!--more--><\/p>\n<p>En M\u00e9xico el <strong>comercio electr\u00f3nico<\/strong> ha registrado un crecimiento considerable en los \u00faltimos a\u00f1os y propiciado el desarrollo de <strong>centros de distribuci\u00f3n<\/strong> ubicados estrat\u00e9gicamente en corredores metropolitanos como el de <strong>Cuatitl\u00e1n-Tultitl\u00e1n-Tepotzotl\u00e1n<\/strong> (CTT).<\/p>\n<p>\u00abLa log\u00edstica en general se concentra en esta \u00e1rea, debido a su cercan\u00eda con la Ciudad de M\u00e9xico y su zona metropolitana, que es el mercado m\u00e1s grande del pa\u00eds. El comercio electr\u00f3nico es una tendencia en auge desde hace cinco a\u00f1os, pero en los \u00faltimos dos o tres a\u00f1os ha despegado de forma importante\u00bb, dijo Francisco Mu\u00f1oz, vicepresidente senior de Servicios Industriales de <strong>CBRE M\u00e9xico.<\/strong><\/p>\n<p>El directivo de la compa\u00f1\u00eda internacional de corretaje inmobiliario se\u00f1al\u00f3 que el pa\u00eds a\u00fan se encuentra desfasado en cuando a tendencias comerciales y tecnol\u00f3gicas respecto a mercados como el de los <strong>Estados Unidos.<\/strong><\/p>\n<p>Sin embargo, refiri\u00f3 que uno de los cambios m\u00e1s importantes que se han visto en cuando a la construcci\u00f3n de estos centros de distribuci\u00f3n en zonas como el centro del pa\u00eds, ha sido en cuanto al tama\u00f1o de las naves de almacenamiento al requerir superficies cada vez mayores.<\/p>\n<p>El promedio de \u00e1rea de las naves desde hace unos a\u00f1os era de entre 10 a 15,000 m\u00b2, ahora se ha incrementado hasta m\u00e1s de 30, 50 o 100,000 m\u00b2, que despu\u00e9s se pueden subdividir.<\/p>\n<p>Adem\u00e1s existen empresas dedicadas exclusivamente al comercio electr\u00f3nico como <strong>Amazon y Mercado Libre<\/strong>, pero las empresas de retail en general tienen un componente de venta en l\u00ednea porque esa es la tendencia.<\/p>\n<p>A partir de la escasez de terreno para construcci\u00f3n y el incremento de la demanda de espacio de los \u00faltimos 10 a\u00f1os, se ha reorientado la expansi\u00f3n del corredor log\u00edstico hacia el norte, en los municipios de <strong>Huehuetoca y Tepeji del<\/strong> <strong>R\u00edo,<\/strong> ubicados despu\u00e9s de la caseta de cobro de Tepotzotl\u00e1n, sobre la autopista <strong>M\u00e9xico-Quer\u00e9taro.<\/strong><\/p>\n<p>\u00abEsto \u00faltimo tiene impacto en los m\u00e1rgenes de utilidad de las empresas al considerar los costos por peaje y el desgaste y mantenimiento de las unidades de transporte, sin embargo, esto se compensa debido a que el costo del terreno es menor en esos municipios comparados con los municipios del <strong>CTT<\/strong>\u00ab, agrega la firma.<\/p>\n<p>CBRE destaca que la rapidez de entrega y la eficiencia operativa dan ventaja competitiva a las empresas log\u00edsticas y de comercio electr\u00f3nico\u00a0para lo cual, recomienda, deben contar con almacenes m\u00e1s peque\u00f1os o de \u00faltima milla cercanos a donde exista mayor tendencia de compras online.<\/p>\n<p>\u00abEl\u00a0comercio electr\u00f3nico lleg\u00f3 para quedarse, es uno de los segmentos de la <strong>industria<\/strong> con mayor expansi\u00f3n, est\u00e1 creciendo a una tasa del 20% anual y se espera a\u00fan la llegada de m\u00e1s jugadores mundiales y otros consorcios chinos que a\u00fan faltan de incursionar en nuestro pa\u00eds, por lo que cada empresa tendr\u00e1 que ser creativo al desarrollar sus propias estrategias para atacar los distintos mercados y territorios del pa\u00eds\u00bb, enfatizan.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Actualmente las principales empresas de comercio electr\u00f3nico en
