{"id":9035,"date":"2014-07-29T09:02:30","date_gmt":"2014-07-29T14:02:30","guid":{"rendered":"http:\/\/centrourbano.com\/?p=9035"},"modified":"2014-07-29T11:45:51","modified_gmt":"2014-07-29T16:45:51","slug":"estable-mercado-de-retail-en-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/estable-mercado-de-retail-en-monterrey\/","title":{"rendered":"Estable mercado de retail en Monterrey"},"content":{"rendered":"<p><em>Para finales del a\u00f1o se espera la adici\u00f3n de cuatro centros comerciales (Foto:\u00a0Cortes\u00eda Nuevo Sur\u00ae)<\/em><\/p>\n<p><!--more--><\/p>\n<p>De acuerdo al reporte de CBRE, consultor\u00eda de investigaci\u00f3n de inversi\u00f3n en el mercado inmobiliario, la ciudad de Monterrey no present\u00f3 ning\u00fan incremento en el inventario para centros comerciales mayores a 10 mil metros cuadrados en el segundo trimestre del a\u00f1o, pero al finalizar el 2014 se espera la adici\u00f3n de cuatro centros comerciales: Nuevo Sur, Destino M, La Esfera y Plaza Sendero la Fe, que a\u00f1adir\u00e1n 135 mil metros al mercado de retail.<\/p>\n<p>En 2013, dos desarrollos puestos en operaci\u00f3n en Santa Catarina, zona conurbada de la capital de Nuevo Le\u00f3n, agregaron 49 mil metros disponibles, lo que reafirm\u00f3 el dinamismo de la construcci\u00f3n en el mercado de la ciudad en los \u00faltimos dos a\u00f1os, el cual para el primer trimestre de 2014 report\u00f3 un total de 488 mil 154 metros construidos.<\/p>\n<p>De acuerdo con el informe, los cuatro nuevos centros comerciales representar\u00e1n un incremento de 12 por ciento, a pesar de la baja disponibilidad con la que cuenta actualmente (10 por ciento), donde los Power Center y los Centros Barrio son los que m\u00e1s aportan a la cifra.<\/p>\n<p>Por otra parte, el precio mostr\u00f3 un incremento en los Fashion Malls, con un rango de los 40 a los 100 d\u00f3lares por metro cuadrado y los Power Centers con 25 a 40 d\u00f3lares. La incursi\u00f3n de las FIBRAS en la Bolsa de Mexicana de Valores (BMV), sumado a su empe\u00f1o positivo, logr\u00f3 que el inter\u00e9s despertara en los desarrolladores m\u00e1s importantes del pa\u00eds, lo que representa un mercado atractivo y el crecimiento del mercado en la zona metropolitana, refiere CBRE.<\/p>\n<p>Para el cierre de a\u00f1o se espera la construcci\u00f3n de un macro centro comercial, donde se invertir\u00e1n m\u00e1s de 650 millones de pesos y se contempla que sea de uso mixto con una central de abastos y tiendas outlet; adem\u00e1s, Comercial Mexicana planea vender por separado sus l\u00edneas de negocio: tiendas de autoservicio, inmobiliaria y restaurantes, actualmente la marca cuenta con 300 supermercados en la ciudad.<\/p>\n<p>Otro punto a destacar ser\u00e1 el debut en la BMV de Grupo Desarrollador Acosta Verde con la FIBRA Sendero, que se esperaba para 2013, pero ser\u00e1 hasta este a\u00f1o donde incursione en el mercado burs\u00e1til. Distintas zonas de Monterrey, como es el caso de Escobedo, tuvieron un crecimiento considerable, dada la ubicaci\u00f3n de los centros comerciales que se encuentran en construcci\u00f3n, por lo que las zonas frecuentadas dejaron de concentrarse en s\u00f3lo algunos puntos de esta ciudad.<\/p>\n<p>La tendencia del mercado contin\u00faa al desarrollo de usos mixtos que se incorporen a complejos grandes ya establecidos, lo que dio paso a la explotaci\u00f3n de \u00e1reas que no son frecuentadas como San Pedro Garza y el arribo de marcas internacionales a los centros comerciales que se
