{"id":90046,"date":"2019-05-10T10:20:24","date_gmt":"2019-05-10T15:20:24","guid":{"rendered":"https:\/\/centrourbano.com\/?p=90046"},"modified":"2019-05-10T11:53:36","modified_gmt":"2019-05-10T16:53:36","slug":"estiman-mayor-crecimiento-al-mercado-industrial-de-queretaro","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/estiman-mayor-crecimiento-al-mercado-industrial-de-queretaro\/","title":{"rendered":"Estiman mayor crecimiento al mercado industrial de Quer\u00e9taro"},"content":{"rendered":"<p><em>La entidad cerr\u00f3 su inventario industrial al 1T con 4.7 millones de m\u00b2<\/em><!--more--><\/p>\n<p>El sector inmobiliario industrial en <strong>Quer\u00e9taro<\/strong> ha reaccionado de manera positiva a los indicadores macroecon\u00f3micos del primer trimestre del a\u00f1o, al reportar cifras que muestran un mercado sano, din\u00e1mico y en crecimiento, inform\u00f3 la firma inmobiliaria <strong>Solili<\/strong>.<\/p>\n<p>De acuerdo con la firma, en el <strong>1T2019<\/strong> se report\u00f3 un incremento del 88% en el volumen de construcci\u00f3n de edificios industriales, comparado con el trimestre anterior, que termin\u00f3 en 182,586 m\u00b2, distribuidos en 12 edificios, de las cuales destaca un proyecto hecho a la medida de 40,000 m\u00b2 para una empresa de tecnolog\u00eda en el corredor de <strong>Quer\u00e9taro-San Luis Potos\u00ed.<\/strong><\/p>\n<p>En tanto, el inventario industrial, al cierre\u00a0de este periodo,\u00a0report\u00f3 un crecimiento de casi un punto porcentual respecto al trimestre anterior, por lo que cerr\u00f3 en 4.7 millones de m\u00b2, manteniendo su distribuci\u00f3n del 75% sobre los corredores de<strong> M\u00e9xico-Quer\u00e9taro y Quer\u00e9taro-San Luis Potos\u00ed.<\/strong><\/p>\n<p>Solili estima que, aunque Quer\u00e9taro cuenta con importantes reservas de tierra para el desarrollo industrial, los corredores de M\u00e9xico-Quer\u00e9taro y Aeropuerto sean los que reporten los mayores vol\u00famenes de <strong>construcci\u00f3n<\/strong> en los pr\u00f3ximos meses, ya que es esta zona principalmente la que alberga terrenos disponibles con la infraestructura necesaria para desarrollos.<\/p>\n<p>\u00abQuer\u00e9taro se mantendr\u00e1 como uno de los <strong>mercados inmobiliarios industriales<\/strong> con mayor crecimiento en el pa\u00eds. La confianza que los desarrolladores y clientes nacionales y extranjeros tienen en este mercado estar\u00e1 impulsando la creaci\u00f3n de nuevos espacios y la demanda\u00bb, detalla.<\/p>\n<p>La\u00a0vacancia promedio de espacios industriales present\u00f3 un ligero ajuste a la baja y se mantuvo en 4.4%, concentrada en su mayor\u00eda sobre el corredor Aeropuerto. Por su parte, los precios de renta culminaron el trimestre en $4.14 USD\/m\u00b2\/mes, reportando un ligero incremento de 5 centavos de d\u00f3lar, destacando el m\u00ednimo de $3.30 USD\/m\u00b2\/mes en el corredor de <strong>Quer\u00e9taro-Celaya<\/strong> y el m\u00e1ximo de $5.0 USD\/m\u00b2\/mes en San Juan del R\u00edo.<\/p>\n<p>En tanto, la <strong>demanda bruta<\/strong> de espacio industrial al final del primer trimestre report\u00f3 una cifra de 84,395 m\u00b2, impulsada por proyectos hechos a la medida, mientras que la absorci\u00f3n neta fue 28,054 m\u00b2, afectada esta
