un 60% de todos los inquilinos<\/em><!--more--><\/p>\n<p>El mercado inmobiliario industrial de M\u00e9xico mantiene signos positivos en su actividad, a\u00fan cuando no se ha ratificado el Tratado Comercial M\u00e9xico, Estados Unidos y Canad\u00e1 (T-MEC), se\u00f1al\u00f3 la plataforma de an\u00e1lisis SiiLa.<\/p>\n<p>En su reporte del primer trimestre del a\u00f1o (1T2019), la firma se\u00f1ala que en particular el mercado de la Ciudad de M\u00e9xico destac\u00f3 por sus indicadores y la transacci\u00f3n de algunos jugadores importantes que mantienen el empuje a esta regi\u00f3n.<\/p>\n<p>En ese sentido, SiiLa agrega que, si bien, hist\u00f3ricamente la tasa de disponibilidad en el mercado de la CDMX ha tenido un promedio anual por debajo del 4%, el 1T2019 registr\u00f3 un promedio de 4.46% para este indicador, acompa\u00f1ado de un precio de salida de 5.10 d\u00f3lares\/m\u00b2 para activos Clase A y B.<\/p>\n<p>Cabe se\u00f1alar que en este periodo, los edificios industriales Clase A fueron los que mayor \u00e1rea rentables arrojaron al mercado.<\/p>\n<p>La transacci\u00f3n m\u00e1s relevante del sector industrial inmobiliario fue de Fibra Prologis y Finsa-Walton St. Capital, en la que esta \u00faltima adquiri\u00f3 un portafolio de ocho propiedades por un valor de 62 millones de d\u00f3rales y una ocupaci\u00f3n del 95.7%.<\/p>\n<p>Las industrias con mayor dinamismo fueron las de log\u00edstica y \u201cfood and beverage\u201d, las cuales representaron alrededor de un 60% de todos los inquilinos para el mercado de CDMX.<\/p>\n<p>\u00abEsto nos habla de que la Ciudad de M\u00e9xico seguir\u00e1 siendo un polo de atracci\u00f3n tanto de servicios como de productos alimenticios importante por lo que consideramos que el sector seguir\u00e1 manteniendo niveles sanos en tasas de vacancia, absorci\u00f3n y precios por m\u00b2\u00bb, a\u00f1ade la compa\u00f1\u00eda.<\/p>\n<p>Para el cierre del primer trimestre, el corredor industrial de Cuautitl\u00e1n-Tultitl\u00e1n-Tepotzotl\u00e1n (CTT) sigue siendo el de mayor inventario con 5.39 millones de m\u00b2, seguido de Toluca-Lerma con 1.5 millones de m\u00b2.<\/p>\n<p>En tanto, Huehuetoca-Zumpango registr\u00f3 inventario de 396,000 m\u00b2, Iztapalapa-Tl\u00e1huac de 217,000 m\u00b2, Tlalnepantla con 93,000 m\u00b2, Naucalpan con 48,000 m\u00b2 y
