{"id":8887,"date":"2014-07-24T09:00:17","date_gmt":"2014-07-24T14:00:17","guid":{"rendered":"http:\/\/centrourbano.com\/?p=8887"},"modified":"2014-07-23T17:21:22","modified_gmt":"2014-07-23T22:21:22","slug":"aumenta-mercado-de-de-oficinas-jll-mexico","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/aumenta-mercado-de-de-oficinas-jll-mexico\/","title":{"rendered":"Aumenta mercado de de oficinas: JLL M\u00e9xico"},"content":{"rendered":"<p><em>Este a\u00f1o se terminar\u00e1n 485 mil metros cuadrados de construcci\u00f3n de edificios para este segmento<\/em><!--more--> El mercado de renta y venta de oficinas en zonas m\u00e1s importantes del Distrito Federal se encuentra s\u00f3lido, a pesar de que en 2012 la construcci\u00f3n de oficinas y la demanda baj\u00f3, para el cierre de 2013 crecieron considerablemente, y se espera que para los pr\u00f3ximos dos a\u00f1os siga en la misma l\u00ednea, as\u00ed lo consider\u00f3 JLL M\u00e9xico, empresa de gesti\u00f3n especializada en inversi\u00f3n para adquisici\u00f3n y ocupaci\u00f3n inmobiliaria.<\/p>\n<p>De acuerdo con el estudio M\u00e9xico Skyline Review 2014, actualmente existen m\u00e1s de un mill\u00f3n de metros cuadrados en construcci\u00f3n de oficinas en la ciudad de M\u00e9xico que se espera se terminen en los pr\u00f3ximos a\u00f1os, de los cuales 485 mil ser\u00e1n entregados en este a\u00f1o, repartidos en 23 edificios. En 2015 y 2016 otros 471 mil metros se agregar\u00e1n al mercado existente en la capital.<\/p>\n<p>Las principales bases para que existan desarrollos de inmuebles, seg\u00fan JLL, son la econom\u00eda y las condiciones de mercado, en cuanto a la primera refiere que el empleo creci\u00f3 2.9 por ciento, mientras que la inflaci\u00f3n y los salarios aumentaron 3.7 por ciento. El Producto Interno Bruto (PIB) es estable y se espera que crezca 2.9 por ciento para el cierre de a\u00f1o.En relaci\u00f3n a las condiciones de mercado se calcula que el espacio negociado es de m\u00e1s de 738 mil metros cuadrados, donde cerca de 365 mil son oficinas en renta y 139 mil fueron vendidos, la cifra total lo complementan espacios en venta y en proceso de renta.<\/p>\n<p>De acuerdo con el estudio se espera que en los pr\u00f3ximos cuatro a\u00f1os aumente en un mill\u00f3n de metros cuadrados la oferta, principalmente en las zonas de Polanco, Reforma e Insurgentes y debido a la gran competencia que existe, los desarrolladores se preocupan por ofrecer las mejores condiciones posibles de venta o arrendamiento.<\/p>\n<p>En el an\u00e1lisis se revisaron 406 edificios en el Distrito Federal que mueven principalmente el mercado en la zona; al cierre del 2013 los edificios en renta finalizaron con altos niveles de demanda en renta, las empresas buscan en su mayor\u00eda trasladar su sede corporativa a lugares de alta calidad, buscando preferentemente lugares como Santa Fe, Polanco, Reforma, Bosques, Perisur, Insurgentes, Lomas, Interlomas y
