40,000\u00a0m\u00b2<\/em><!--more--><\/p>\n<p>Al cierre del primer trimestre del 2019 la ciudad de Quer\u00e9taro registr\u00f3 un incremento de 88% en el volumen de construcci\u00f3n de espacios industriales respecto al trimestre anterior, cerrando con una cifra de 182,586 m\u00b2 al primer trimestre de 2019 (1T2019) divididos en 12 edificios.<\/p>\n<p>De acuerdo con datos de la consultora inmobiliaria Solili, la mayor\u00eda de estas construcciones se encuentran al suroeste de la ciudad sobre los corredores M\u00e9xico-Quer\u00e9taro y Aeropuerto, que en la actualidad representan el 54% del inventario total de cerca de 4 millones 776,905\u00a0m\u00b2.<\/p>\n<p>\u00abEs en esta zona donde se ubican actualmente terrenos disponibles con la infraestructura necesaria para el desarrollo de nuevos proyectos industriales\u00bb, se\u00f1ala la firma en un reporte.<\/p>\n<p>En la actualidad se construye un proyecto hecho a la medida sobre el corredor Quer\u00e9taro-San Luis Potos\u00ed, el de mayor absorci\u00f3n bruta de espacios industriales, desarrollo que posee m\u00e1s de 40,000 m\u00b2 y que ocupar\u00e1 una empresa de tecnolog\u00eda ya instalada en la ciudad.<\/p>\n<p>La compa\u00f1\u00eda destac\u00f3 que el inventario durante este trimestre report\u00f3 un ligero crecimiento de casi un punto porcentual, manteniendo su distribuci\u00f3n del 75% sobre los corredores M\u00e9xico-Quer\u00e9taro y Quer\u00e9taro-San Luis Potos\u00ed.<\/p>\n<p>En tanto la\u00a0absorci\u00f3n bruta al final del 1T2019 report\u00f3 una cifra de 84,395 m\u00b2, mientras que la absorci\u00f3n neta fue 28,054 m\u00b2, afectada esta \u00faltima por algunas desocupaciones en naves de metrajes muy altos, as\u00ed como una vacancia con ligero ajuste a a la baja de 4.4 por ciento.<\/p>\n<p>Por su parte, la renta promedio tuvo un ligero incremento de 5 centavos de d\u00f3lar, destacando el m\u00ednimo de $3.3 USD\/m\u00b2\/mes en el corredor Quer\u00e9taro-Celaya y el m\u00e1ximo de $5.0 USD\/m\u00b2\/mes en San Juan del R\u00edo, aunque sobre este \u00faltimo se ubica tan solo el 3.3% del inventario.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>En la
