cuadrado\u00a0<\/span><\/em><!--more--><\/p>\n<p>Para el primer semestre de 2019 el\u00a0centro de negocios de Polanco mostrar\u00e1 un ritmo m\u00e1s lento de consolidaci\u00f3n debido a la sobreoferta de oficinas de la zona, situaci\u00f3n que desde diciembre de 2018 se ha visto reflejada en un ajuste a la baja en el precio por metro cuadrado en el mercado, revel\u00f3\u00a0<span style=\"font-weight: 400;\">Leonardo Gonz\u00e1lez, analista de Real Estate de Propiedades.com.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">De acuerdo con la \u00faltima edici\u00f3n de los <\/span><a href=\"http:\/\/propiedades.com\/blog\/informacion-inmobiliaria\/propiedades-com-lanza-nueva-edicion-reportes-mercado-2\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Reportes de Mercado Inmobiliario<\/span><\/a><span style=\"font-weight: 400;\">, que analizan nueve de las zonas m\u00e1s din\u00e1micas de Ciudad de M\u00e9xico, la plusval\u00eda de Polanco tuvo un decremento de 5.2%, por lo que el precio por metro cuadrado se situ\u00f3 en 94,641 pesos.<\/span><\/p>\n<p>En contraste, en Nuevo Polanco la plusval\u00eda cerr\u00f3 el a\u00f1o en 1.5%, con un precio medio por metro cuadrado de 66,024 pesos, por lo que se espera que esta zona siga\u00a0siendo un polo de atracci\u00f3n de nuevas inversiones.<\/p>\n<p><span style=\"font-weight: 400;\">Para el an\u00e1lisis se revisaron las cinco secciones que comprenden la zona de Polanco y las colonias Granada, Ampliaci\u00f3n Granada, Irrigaci\u00f3n y Mariano Escobedo, que conforman Nuevo Polanco. <\/span><\/p>\n<p>El perfil de los residentes de la primera es m\u00e1s homog\u00e9neo que los de la segunda zona, sin embargo, esta se encuentra en una fase de consolidaci\u00f3n que atrae nuevas inversiones y proyectos residenciales, indic\u00f3 Leonardo Gonz\u00e1lez.<\/p>\n<p>Otros indicadores como la Rentabilidad Bruta de Alquiler (RBA) reportaron un 6 por ciento para Nuevo Polanco y 4 por ciento para Polanco, mientras que el Time on Market (ToM) fue de 141 d\u00edas y 216 d\u00edas respectivamente.<\/p>\n<p>Para el primer semestre de 2019 se espera que en Polanco la evoluci\u00f3n de los precios sea estable, aunque los departamentos del segmento usado son la mejor \u00e1rea de oportunidad de inversi\u00f3n,
