{"id":87827,"date":"2019-03-21T13:59:41","date_gmt":"2019-03-21T19:59:41","guid":{"rendered":"https:\/\/centrourbano.com\/?p=87827"},"modified":"2019-03-21T15:46:27","modified_gmt":"2019-03-21T21:46:27","slug":"crece-desarrollo-vertical-ofen-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/crece-desarrollo-vertical-ofen-monterrey\/","title":{"rendered":"Crece desarrollo vertical de oficinas y residencias en Monterrey"},"content":{"rendered":"<p><em>El inventario de oficinas ha crecido 18% anual entre 2018 y 2018<\/em><!--more--><\/p>\n<p>Adem\u00e1s de estar dentro de las 3 econom\u00edas m\u00e1s importantes del pa\u00eds, la Zona Metropolitana de Monterrey ha experimentado un auge en la detonaci\u00f3n de desarrollos inmobiliarios verticales, principalmente residenciales y de oficinas.<\/p>\n<p>De acuerdo con un estudio realizado por <a href=\"https:\/\/www.tinsamexico.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Tinsa M\u00e9xico<\/a>, al cierre de 2018, el inventario de oficinas corporativas que se registr\u00f3 fue de 1.4 millones de metros cuadrados (m\u00b2) Clase A+ y A.<\/p>\n<p>La firma refiere que dicho inventario ha crecido de manera sostenida 18% anual en el periodo comprendido del 2010 al 2018 y tan s\u00f3lo en estos 8 a\u00f1os se han inaugurado m\u00e1s de 70 edificios, de los cuales 71% arrancaron operaciones entre el 2015 y el 2018.<\/p>\n<p>\u201cEn 2018 se inauguraron 14 edificios que representan 0.98 millones de m\u00b2, se estima que para el 2024 este inventario represente 1.4 millones de m\u00b2\u201d, coment\u00f3 Brenda de la Torre, Directora Comercial de la Zona Noroeste de Tinsa M\u00e9xico.<\/p>\n<p>El mercado de oficinas en Monterrey se distribuye en 9 corredores, de los cuales Valle Oriente concentra la mayor participaci\u00f3n de oficinas clase A+ y A, con 45% del mercado, lo que equivale a 637,000\u00a0m\u00b2 de \u00e1rea rentable, seguido por Ricardo Margain G\u00f3mez Mor\u00edn con 10%.<\/p>\n<p><strong>Valle Oriente<\/strong><\/p>\n<p>Valle Oriente se localiza entre los municipios de San Pedro Garza Garc\u00eda y Monterrey, conectados por la Av. L\u00e1zaro C\u00e1rdenas. Esta zona de la ciudad se caracteriza por contar con los rascacielos m\u00e1s altos de la ciudad e incluso a nivel nacional. Los proyectos verticales en la zona se componen de proyectos de usos como vivienda, hoteles y oficinas.<\/p>\n<p>\u201cEl 21% del inventario de Valle Oriente est\u00e1 en construcci\u00f3n, mientras que 8% est\u00e1 en fase de proyecto, con fechas de entrega entre el 2019 y 2021. Las oficinas de clase A+ representan el 72% del inventario, mientras que el restante 28% corresponde a oficinas clase A\u201d,\u00a0agreg\u00f3 Brenda de la Torre.<\/p>\n<p>La tasa de disponibilidad en el corredor ha mantenido una tendencia a la baja, pasando de un 35% en el 2014, a 13.6% al cierre de 2018. La concentraci\u00f3n del inventario disponible es en la zona que rodea al Centro Comercial Valle Oriente, Parque Corporativo y Haciendas de la Sierra.<\/p>\n<p>\u201cLos precios de renta en Valle Oriente oscilan entre los $290\/m2 hasta los $665\/m\u00b2, con un promedio de $410\/m\u00b2, siendo el segundo corredor con los precios m\u00e1s altos en el mercado de oficinas, solo superado por Ricardo Margain\u2013G\u00f3mez Mor\u00edn\u201d, concluy\u00f3 la directora comercial de la Zona Noroeste de Tinsa M\u00e9xico.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El inventario de
