{"id":8762,"date":"2014-07-21T10:07:29","date_gmt":"2014-07-21T15:07:29","guid":{"rendered":"http:\/\/centrourbano.com\/?p=8762"},"modified":"2014-07-21T17:18:52","modified_gmt":"2014-07-21T22:18:52","slug":"predominan-en-guadalajara-los-strip-malls","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/predominan-en-guadalajara-los-strip-malls\/","title":{"rendered":"Predominan en Guadalajara los Strip Malls"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><em>Aunque los centros comerciales con tiendas ancla son la tendencia, desarrolladores muestran inter\u00e9s por proyectos de gran magnitud<\/em><!--more--><\/p>\n<p>A pesar de que en los \u00faltimos a\u00f1os los proyectos inmobiliarios en Guadalajara fueron escasos, el sector logr\u00f3 el desarrollo de centros comerciales de gran formato, lo que provoc\u00f3 una moda en algunas zonas de la ciudad, de acuerdo con un estudio de CBRE Market Research M\u00e9xico, red de investigadores y consultores dedicada a la investigaci\u00f3n del mercado inmobiliario.<\/p>\n<p>Las expectativas econ\u00f3micas no eran favorables para los desarrolladores, la Secretar\u00eda de Hacienda y Cr\u00e9dito P\u00fablico (SHCP) ten\u00eda una perspectiva de crecimiento de 3.9 por ciento para este a\u00f1o; despu\u00e9s de transcurrido el primer semestre de 2014, la dependencia modific\u00f3 la cifra a 2.7 por ciento. En el mismo anuncio se inform\u00f3 que durante el primer trimestre, la econom\u00eda aument\u00f3 1.8 por ciento.<\/p>\n<p>El \u00e1rea metropolitana de Guadalajara no cuenta con espacios suficientes para la creaci\u00f3n de centros comerciales de gran formato, conocidos como Fashion Mall, por lo que los desarrolladores eligieron construir espacios con menores dimensiones, lo que llev\u00f3 a la tendencia denominada Strip Malls, que son centros con tiendas anclas, como supermecados y locales peque\u00f1os, que cuentan con gran variedad de productos y servicios, enfocadas a satisfacer las demandas de la poblaci\u00f3n de la zonas, refiere el informe de CBRE.<\/p>\n<p>Algunos ejemplos de la tendencia Strip Mall son las construcciones de C.C. La Cima y Urban Center La Rioja, junto con algunos otros que se contemplan para los pr\u00f3ximos meses. A comparaci\u00f3n de ciudades como el Distrito Federal y Monterrey, los usos mixtos en Guadalajara no tienen gran impacto, pero poco a poco existe m\u00e1s inter\u00e9s por parte de los desarrolladores para crear espacios de esta magnitud, ejemplo de ellos son Torre Plata, Allius, Real Center y Eco Center.<\/p>\n<p>Actualmente, Guadalajara ocupa el tercer puesto en el mercado de centros comerciales en el pa\u00eds, detr\u00e1s de Monterrey y el Distrito Federal, con 1.25 millones de metros cuadrados, repartido en 45 centros comerciales con un \u00e1rea rentable superior a los 10 mil metros cuadrados, debido a la demanda de grandes marcas reconocidas que buscan posicionarse en la capital de Jalisco.<\/p>\n<p>De acuerdo con el estudio, existe un incremento en el precio del espacio rentable en los centros denominados Fashion Mall y Centros Regionales, donde el costo oscila entre los 40 y 60 d\u00f3lares por metro cuadrado; mientras que la disponibilidad en estos espacios es de 8 por ciento en la ciudad, lo cual es consecuencia de la nula incorporaci\u00f3n de metros al mercado y la gran demanda.<\/p>\n<p>Zapopan lidera la lista de centros comerciales por arriba de los 10 mil metros cuadrados con 21 de ellos, entre los que destacan Plaza Andares, Plaza Galer\u00edas y Ciudadela; le sigue Guadalajara Centro con 14, que cuenta con centros como Plaza Arboledas, Gran Acueducto y Centro Magno.
