{"id":87154,"date":"2019-03-01T14:32:28","date_gmt":"2019-03-01T20:32:28","guid":{"rendered":"https:\/\/centrourbano.com\/?p=87154"},"modified":"2019-03-01T14:32:28","modified_gmt":"2019-03-01T20:32:28","slug":"rentas-industriales-y-comerciales-de-fibramq-crecen-mas-de-3","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/rentas-industriales-y-comerciales-de-fibramq-crecen-mas-de-3\/","title":{"rendered":"Rentas industriales y comerciales de Fibramq crecen m\u00e1s de 3%"},"content":{"rendered":"<p><em>El NOI por arrendamiento en activos industriales y comerciales del fideicomiso supera los 800 mdp\u00a0<\/em><!--more--><\/p>\n<p>Fibra\u00a0Macquarie report\u00f3 un alza en\u00a0rentas promedio del a\u00f1o de sus propiedades industriales y comerciales de 3.9% y 3.7%, respectivamente, en relaci\u00f3n con el a\u00f1o anterior.<\/p>\n<p>\u00ab(2018)\u00a0fue un a\u00f1o extremadamente din\u00e1mico en arrendamientos, en el que aumentamos la ocupaci\u00f3n con buenas condiciones de mercado s\u00f3lidas que nos permitieron continuar acelerando las renovaciones durante el cuarto trimestre\u00bb, dijo\u00a0 Juan Monroy, director general de Fibra Macquarie.<\/p>\n<p>De acuerdo con el directivo, al cierre del 4T18\u00a0el portafolio industrial de Fibramq present\u00f3 un Ingreso Neto Operativo de 681.8 millones de pesos, un incremento de 4.1% con respecto a los 655.0 mdp\u00a0del mismo periodo en 2017.<\/p>\n<p>Adem\u00e1s se registr\u00f3 una tasa de ocupaci\u00f3n de\u00a094.5%\u00a0impulsado por la actividad de arrendamiento y la venta de 35 activos industriales, en tanto que el NOI de su portafolio comercial\u00a0present\u00f3 un incremento de 1.2%, que representa un monto total de 141.6 mdp.<\/p>\n<p>\u00abA pesar de la constante incertidumbre econ\u00f3mica, estamos motivados por algunos indicadores positivos relacionados al comercio y la confianza del consumidor. Mantenemos la confianza en nuestro portafolio y estrategia, la atractiva din\u00e1mica de la oferta y la demanda en nuestros mercados clave\u00bb, agreg\u00f3\u00a0Juan Monroy.<\/p>\n<p>En 2018, el fideicomiso firm\u00f3 un n\u00famero r\u00e9cord de contratos de arrendamiento, por un total de 8.4 millones de pies cuadrados en propiedades industriales y 35.4,000 metros cuadrados en propiedades comerciales.<\/p>\n<p>En enero de 2019,\u00a0Fibramaq inici\u00f3 la construcci\u00f3n de un proyecto de desarrollo industrial en Ciudad Ju\u00e1rez, Chihuahua y remodelar\u00e1 algunos centros comerciales con el fin de mejorar su imagen y atractivo para mantener a los inquilinos actuales y atraer a nuevos clientes.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>El NOI por
