{"id":86432,"date":"2019-02-18T11:20:39","date_gmt":"2019-02-18T17:20:39","guid":{"rendered":"https:\/\/centrourbano.com\/?p=86432"},"modified":"2019-02-18T14:49:55","modified_gmt":"2019-02-18T20:49:55","slug":"cdmx-registra-demanda-historica-oficinas","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/cdmx-registra-demanda-historica-oficinas\/","title":{"rendered":"CDMX registra demanda hist\u00f3rica de oficinas"},"content":{"rendered":"<p><em>Al cierre de 2018, el inventario de oficinas clase A, A+ asciende a 6.4 millones de m\u00b2\u00a0<\/em><!--more--><\/p>\n<p>La <strong>Ciudad de M\u00e9xico<\/strong> registr\u00f3 una demanda hist\u00f3rica de <strong>oficinas<\/strong> en 2018, de acuerdo con datos de la consultora inmobiliaria <strong>CBRE<\/strong> <strong>M\u00e9xico<\/strong>, donde al cierre del 4T la absorci\u00f3n bruta alcanzada fue de 581,000 metros cuadrados (m\u00b2) comercializados durante todo el a\u00f1o, es decir 24.58 % m\u00e1s que el registrado en 2017.<\/p>\n<p>\u00abEl 2018 fue un a\u00f1o con r\u00e9cord hist\u00f3rico en la comercializaci\u00f3n. Se registraron m\u00e1s de 581,000 m\u00b2 en <strong>demanda<\/strong> bruta (espacios en construcci\u00f3n y existentes) y 408,000 m\u00b2 (demanda nueva) en demanda neta\u00bb, destacan en un reporte.<\/p>\n<p>La firma refiere que en total los metros nuevos construidos de oficinas en el a\u00f1o pasado ascienden a 420,000 m\u00b2 en<strong> 19 edificios<\/strong>, mientras que corredores como <strong>Insurgentes, Perif\u00e9rico Sur y Perif\u00e9rico Norte<\/strong> aportaron el 61% de la nueva oferta.<\/p>\n<p>Al cierre de 2018, el inventario de oficinas <strong>clase A, A+<\/strong> asciende a 6.4 millones de m\u00b2 con un crecimiento del 6.62% con respecto al a\u00f1o anterior, mientras el indicador de construcci\u00f3n registr\u00f3 1.6 millones de m\u00b2 en el 2018 en estos 19 proyectos.<\/p>\n<p>\u00abRespecto a la nueva oferta m\u00e1s de 402,000 m\u00b2 en proyectos como <strong>Carracci, Altamirano (ALEPH), Chapultepec Uno, Downtown Santa Fe III<\/strong> se integraron al mercado. Por lo que se registr\u00f3 un 3.1% menor al a\u00f1o 2017&#8243;, agrega la compa\u00f1\u00eda.<\/p>\n<p>Finalmente, CBRE destaca que la tasa de <strong>vacancia<\/strong> en el mercado de oficinas de la capital cerr\u00f3 en 15.07% contra 16.15% registrados en 2017, adem\u00e1s de que los espacios vacantes a\u00fan no superan el mill\u00f3n de m\u00b2, donde el centro de negocios de la ciudad
