{"id":86058,"date":"2019-02-11T16:40:53","date_gmt":"2019-02-11T22:40:53","guid":{"rendered":"https:\/\/centrourbano.com\/?p=86058"},"modified":"2019-02-11T16:40:53","modified_gmt":"2019-02-11T22:40:53","slug":"mercados-logisticos-urbanos-reto-del-sector-industrial","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/mercados-logisticos-urbanos-reto-del-sector-industrial\/","title":{"rendered":"Mercados log\u00edsticos urbanos, el reto del sector industrial"},"content":{"rendered":"<p><em>En 2019, las ciudades con mayor escasez de tierra\u00a0como CDMX y Tijuana, registrar\u00e1n incrementos del 3 a 5%\u00a0en sus precios\u00a0<\/em><!--more--><\/p>\n<p>La expansi\u00f3n del consumo interno y externo se convertir\u00e1n en un motor de la econom\u00eda y la industria inmobiliaria este 2019, donde la log\u00edstica y el comercio electr\u00f3nico tendr\u00e1n un papel importante, de acuerdo con el an\u00e1lisis Outlook 2018 de CBRE M\u00e9xico.<\/p>\n<p>\u00abEl segmento e-commerce ha entrado fuerte a la demanda del sector industrial en la Zona Metropolitana de la\u00a0Ciudad de M\u00e9xico. Pero esto s\u00f3lo marca el inicio de nuevos mercados log\u00edsticos urbanos: Monterrey, Guadalajara y Quer\u00e9taro en los siguientes tres a\u00f1os y Veracruz, Tijuana y Villahermosa en la siguiente fase\u00bb, destaca el documento.<\/p>\n<p>De acuerdo con la firma inmobiliaria, a pesar de que en la econom\u00eda internacional se pronostica una desaceleraci\u00f3n para la primera mitad del a\u00f1o, en el segmento industrial mexicano se estima una recuperaci\u00f3n despu\u00e9s de la incertidumbre generada en los \u00faltimos dos a\u00f1os.<\/p>\n<p>\u00abLa llegada de empresas estadounidenses y chinas primero a los mercados de la frontera norte y ahora a la regi\u00f3n Baj\u00edo indican confianza en las oportunidades que el pa\u00eds brinda a las empresas orientadas al sector exportador, especialmente a la regi\u00f3n T -MEC\u00bb, destacan.<\/p>\n<p>En ese sentido, la firma destaca que el nuevo gran reto para la industria lo representa el segmento log\u00edstico, tanto para inquilinos como a los desarrolladores de nuevos espacios industriales para encontrar mejores oportunidades y detonar las zonas urbanas del pa\u00eds.<\/p>\n<p><strong>Escasez y encarecimiento\u00a0<\/strong><\/p>\n<p>CBRE destaca\u00a0existen\u00a0mercados estrat\u00e9gicos como Tijuana y CDMX que enfrentan escasez de tierra inmediata y que ser\u00e1n los que registren los mayores incrementos en precios.<\/p>\n<p>\u00abA\u00fan cuando en el resto de los mercados vemos un repunte de espacios en construcci\u00f3n, principalmente en los mercados del noreste y del Baj\u00edo, las tasas de vacancia se mantienen bajas debido principalmente a la disciplina de los desarrolladores para construir y mantener precios estables\u00bb, se\u00f1alan.<\/p>\n<p>Las tasas de vacancia se han mantenido por debajo del 5% en los \u00faltimos a\u00f1os y\u00a0se espera que este 2019, a\u00fan con la recuperaci\u00f3n de los desarrollos especulativos en los diferentes mercados, la tasa de vacancia no pasar\u00e1 del 7% general.<\/p>\n<p>En ese mismo sentido, la demanda de espacios para manufactura y log\u00edstica podr\u00edan crecer entre un 22 y 24% en el pa\u00eds, impulsados por el consumo interno que se espera crezca alrededor de un 3% a nivel nacional y de la demanda de exportaciones que podr\u00eda llegar a registrar niveles de entre 10 y 12% en el segmento de manufacturas con la aprobaci\u00f3n del T-MEC.<\/p>\n<p>\u00abEn 2019, las ciudades con mayor escasez de tierra bien ubicada y con infraestructura como CDMX y Tijuana, continuar\u00e1n registrando incrementos en sus precios (3 a 5%), y en el caso de los mercados aleda\u00f1os a la CDMX donde se empiezan a instalar espacios log\u00edsticos, tambi\u00e9n empezar\u00edamos a ver alzas ligeras (1 a
