{"id":85968,"date":"2019-02-08T14:11:36","date_gmt":"2019-02-08T20:11:36","guid":{"rendered":"https:\/\/centrourbano.com\/?p=85968"},"modified":"2019-02-08T14:17:39","modified_gmt":"2019-02-08T20:17:39","slug":"vivienda-media-residencial-javer","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/vivienda-media-residencial-javer\/","title":{"rendered":"Vivienda media y residencial, la apuesta de Javer en 2019"},"content":{"rendered":"<p><em>La empresa asegur\u00f3 que se encuentra lista para enfrentar los retos del sector, entre otros, el cambio en la pol\u00edtica y la reducci\u00f3n en el tema de subsidio<\/em><!--more--><\/p>\n<p>Ante la reducci\u00f3n en el tema de subsidio, la desarrolladora de vivienda de origen regiomontano, <strong>Javer<\/strong>, enfocar\u00e1 sus esfuerzos en segmentos de vivienda de <strong>mayor valor<\/strong>. Por ello, en 2019, la empresa buscar\u00e1 una mejor mezcla de vivienda, con la que plantea incrementar el precio promedio de vivienda.<\/p>\n<p>De acuerdo con <strong>Rene Mart\u00ednez<\/strong>, director general de la empresa, la compa\u00f1\u00eda se encuentra preparada para hacer frente a los <strong>cambios<\/strong> en la pol\u00edtica de vivienda. El organismo record\u00f3 que en 2018, la empresa impuls\u00f3 una menor compra de vivienda con subsidio, por lo que en 2019 mantendr\u00e1n la l\u00ednea de concentrar la operaci\u00f3n concretamente en a vivienda <strong>media<\/strong> y <strong>residencial<\/strong>.<\/p>\n<p>Al ofrecer una conferencia en el marco del reporte del 4T2018, el directivo se\u00f1al\u00f3 que si bien la reducci\u00f3n en subsidio tendr\u00e1 un impacto en el volumen de operaci\u00f3n, la empresa modificar\u00e1 su estrategia para contrarrestar con proyectos de mayor valor que compensen la posible baja en vivienda social. Detall\u00f3 que el impacto en vivienda social podr\u00eda ir de entre 7.5 y 10 por ciento.<\/p>\n<p>\u201cCon las modificaciones al programa de subsidio de vivienda nueva veremos un impacto en volumen, pero con los proyectos que buscamos impulsar en 2019, la empresa contrarrestar\u00e1 la medida.<\/p>\n<p>\u201cVamos a mejorar la mezcla, para tener menor volumen, pero mejor mezcla. Estamos listos para enfrentar los nuevos retos\u201d, expuso.<\/p>\n<p>Mart\u00ednez se\u00f1al\u00f3 que para 2019, Javer plantea la apertura de<strong> 23 proyectos<\/strong>. Para el primer semestre, la compa\u00f1\u00eda contempla el lanzamiento de <strong>17 desarrollos<\/strong>, de los cuales, nueve se enfocan al segmento residencial, cinco a la vivienda media, mientras y tres al segmento de inter\u00e9s social. Para la <strong>segunda mitad del a\u00f1o<\/strong>, la compa\u00f1\u00eda contempla la apertura de seis conjuntos, de los cuales cuatro son del segmento residencial y dos del segmento medio.<\/p>\n<p>En tal sentido, e acuerdo con Mart\u00ednez, con este plan de acci\u00f3n, la empresa proyecta generar una mezcla de vivienda en la que 92% sea de vivienda media y residencial, y s\u00f3lo 8% en el segmento de inter\u00e9s social.<\/p>\n<p><strong>Perspectivas 2019<\/strong><\/p>\n<p>De acuerdo con Mart\u00ednez, en 2019 la meta de Javer es mantener en niveles similares el rubro de <strong>ingresos<\/strong>, por lo que esperan generar entre 8,000 y 8,500 millones de pesos en el rubro. De igual forma, se\u00f1al\u00f3 que buscar\u00e1n un resultado positivo en Flujo Libre de Efectivo.<\/p>\n<p>En este sentido, record\u00f3 que en 2018, el resultado de <strong>Flujo Libre de Efectivo<\/strong> fue negativo por las inversiones en tierra realizadas. No obstante, puntualiz\u00f3, para el a\u00f1o que comienza se espera la inversi\u00f3n de entre 550 y 650 millones de pesos s\u00f3lo para reposici\u00f3n de reserva territorial, por lo que se estima
