Los resultados obtenidos superaron las expectativas planteadas al inicio de a\u00f1o, se\u00f1al\u00f3 Rene Mart\u00ednez, director de la firma\u00a0<\/em><\/p>\n

La desarrolladora de vivienda Javer<\/strong> logr\u00f3 un incremento de 10% en el rubro de ingresos<\/strong> durante 2018. As\u00ed, en el a\u00f1o que acaba de terminar, la empresa alcanz\u00f3 una cifra de 8,321 millones de pesos, en contraste con los 7,560 millones de pesos en ingresos registrados en 2017.<\/p>\n

De acuerdo con el reporte enviado a la Bolsa Mexicana de Valores<\/strong> (BMV), las ventas de la empresa crecieron 1.1% en el a\u00f1o. De esta forma, al cierre de 2018, la firma report\u00f3 la colocaci\u00f3n de 18,962 unidades.<\/p>\n

En el rubro de Ebitda<\/strong>, Javer alcanz\u00f3 un incremento de 11 por ciento, con lo que, la empresa de origen regio alcanz\u00f3 1,061 millones de pesos en el rubro, esto en comparaci\u00f3n con los 956 millones de pesos registrados en 2017. Este resultado, indic\u00f3 la empresa, se vio impulsado<\/strong> por una \u201cmejora en la mezcla de ventas, el crecimiento en volumen y el incremento en precios.<\/p>\n

\u201cEl resultado neto fue de 230.6 millones de pesos en 12M18 en comparaci\u00f3n a los 441.6 millones de pesos en 12M17, debido a la ganancia cambiaria de 243.4 millones de pesos registrada en 12M17\u201d.<\/p>\n

En relaci\u00f3n a Flujo Libre de Efectivo<\/strong>, la compa\u00f1\u00eda report\u00f3 un total de 263 millones de pesos. El resultado representa una baja, en comparaci\u00f3n con los 470 millones de pesos de 2017.<\/p>\n

Expectativas superadas <\/strong><\/p>\n

A decir de Rene Mart\u00ednez<\/strong>, director general de Javer, los resultados obtenidos en 2018 superaron las metas planteadas para el a\u00f1o. El directivo sostuvo que a pesar de la disminuci\u00f3n en la venta de lotes comerciales, la empresa logr\u00f3 importantes crecimiento en rubros clave para la compa\u00f1\u00eda.<\/p>\n

En este sentido, Mart\u00ednez explic\u00f3 que en 2018, Javer abri\u00f3 17 proyectos<\/strong>, de los cuales se dirigieron a atender la demanda en el segmento de vivienda media, mientras que el resto se enfoc\u00f3 en el segmento residencial.<\/p>\n

\u201cAl cierre del ejercicio de 2018, nuestra participaci\u00f3n de mercado en los cr\u00e9ditos Infonavit para vivienda nueva fue de 9.3%, que representa 4.9% m\u00e1s que el a\u00f1o anterior. Tomando en consideraci\u00f3n los cr\u00e9ditos para adquisici\u00f3n de vivienda nueva y usada, nuestra participaci\u00f3n fue de 4.8% a nivel nacional\u201d, dijo.<\/p>\n

Para enfrentar 2019<\/strong>, dijo el directivo, Javer pondr\u00e1 en marcha un plan de austeridad<\/strong> y reducci\u00f3n de gatos<\/strong>, que permita \u201cmantener una estructura \u00f3ptima de acuerdo a las condiciones del mercado\u201d.<\/p>\n

\u201cLos primeros dos trimestres de 2019 ser\u00e1n los m\u00e1s afectados en t\u00e9rminos de volumen, dado que ya no se cuenta con el programa de subsidios. Tambi\u00e9n se tendr\u00e1 el efecto de la inversi\u00f3n en capital de trabajo en los terrenos que fueron adquiridos durante 2018 para el arranque de 23 desarrollos nuevos durante el a\u00f1o, 17 de ellos durante la primera mitad y 6 m\u00e1s en los \u00faltimos dos trimestres, por lo que se espera que dicho efecto sea revertido con la escrituraci\u00f3n de unidades y generaci\u00f3n de flujo en cada uno de estos proyectos durante la segunda mitad del a\u00f1o\u201d.<\/p>\n","protected":false},"excerpt":{"rendered":"
