demanda de oficinas premium en renta para CDMX"},"content":{"rendered":"<p>En lo que va del a\u00f1o el acumulado de demanda bruta de espacios existentes y de espacios en construcci\u00f3n alcanz\u00f3 los 325,000 m\u00b2<!--more--><\/p>\n<p>En la Ciudad de M\u00e9xico la renta de oficinas premium ha ido en aumento, seg\u00fan cifras de CBRE M\u00e9xico, pues tan solo en el tercer trimestre de 2018 registr\u00f3 una ocupaci\u00f3n de 5.4 millones de metros cuadrados (m\u00b2), lo que signific\u00f3 un alza de 10.2% respecto al mismo periodo del a\u00f1o anterior (4.9 millones de m\u00b2).<\/p>\n<p>De acuerdo con Jacobo Guttman, director general de la firma de dise\u00f1o y desarrollo de interiores para oficinas, <a href=\"https:\/\/www.cuanticarquitectura.com\/index.html#\" target=\"_blank\" rel=\"noopener noreferrer\">Cu\u00e1ntica Arquitectura<\/a>, este tipo de edificios han sido los m\u00e1s deseados en el mercado por su ubicaci\u00f3n, dise\u00f1o y tecnolog\u00eda, adem\u00e1s de que la mayor\u00eda son nuevos.<\/p>\n<p>El directivo destac\u00f3 que al 3T2018 el inventario premium de oficinas era de 5.9 millones de\u00a0m\u00b2, que representa 54% del total de todas las clases de oficinas que en total suman unos 10.9 millones de\u00a0m\u00b2.<\/p>\n<p>En la capital existen 11 zonas principales con edificios de estas caracter\u00edsticas, de las que Santa Fe es la que cuenta con m\u00e1s inventario, con 1.25 millones de m\u00b2; seguida de Polanco, con 1.11 millones de m\u00b2 e Insurgentes, con 0.82 millones de m\u00b2.<\/p>\n<p>En cuanto a disponibilidad, Perinorte tiene 248,263 m\u00b2 (tasa de disponibilidad del 51.95%); seguida de Santa Fe, con 153,925 (12.29%) y Reforma Centro, con 148,598 (18.9%).<\/p>\n<p>Respecto al precio, la zona con el costo de renta m\u00e1s caro es Lomas Altas, con un precio promedio al mes de 31.84 d\u00f3lares por m\u00b2, le sigue Reforma Centro (29.64) y Bosques (26.76); mientras que las m\u00e1s econ\u00f3micas son Azcapotzalco (19.00), Perinorte (19.17) e Interlomas (21.45).<\/p>\n<p>El directivo se\u00f1ala que debido a la demanda, el costo de renta tambi\u00e9n tuvo un incremento de 0.93%, al pasar de un promedio de 24.49 d\u00f3lares por m\u00b2 al mes a 24.72 d\u00f3lares.<\/p>\n<p>Por otro lado, la construcci\u00f3n de este tipo de oficinas tambi\u00e9n aument\u00f3 a 1,786,821 m\u00b2 en el 3T2018, lo que es 0.72% m\u00e1s que un trimestre anterior (1,773,885 m\u00b2), siendo la zona de Insurgentes la que encabeza los proyectos de construcci\u00f3n con el 32%, seguida de Polanco 2% y Santa Fe 17%.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>En lo que va del a\u00f1o el acumulado de demanda bruta de
