De manera particular, en el segmento de vivienda, las ventas podr\u00edan disminuir alrededor de 7 por ciento.<\/p>\n<p>As\u00ed lo se\u00f1al\u00f3 <strong>Gene Towle<\/strong>, director y socio fundador de la firma de consultor\u00eda <strong>Softec<\/strong>, quien se\u00f1al\u00f3 que la contracci\u00f3n m\u00e1s marcada se podr\u00eda ver en el segmento de vivienda barata.<\/p>\n<p>En entrevista con <strong>Centro Urbano<\/strong>, el especialista precis\u00f3 que, para el sector de la vivienda, el primer a\u00f1o de cada sexenio suele ser <strong>lento<\/strong>. En este caso record\u00f3 que las autoridades del sector dieron un giro y anunciaron una reducci\u00f3n en el monto destinado para el subsidio en adquisici\u00f3n de vivienda nueva.<\/p>\n<p>\u201cSiempre el primer a\u00f1o en la parte de vivienda tiende a ser lento y tiene que ver con que los nuevos funcionarios entran y tienen nuevas ideas.<\/p>\n<p>\u201cNosotros calculamos que en <strong>2018<\/strong> se vendieron 308,600 viviendas nuevas y prevemos que para <strong>2019<\/strong> esto se contraiga ligeramente a 287,000 viviendas\u201d, se\u00f1al\u00f3.<\/p>\n<p>El experto subray\u00f3 que la mayor reducci\u00f3n en venta se observar\u00eda para la vivienda con valor por <strong>debajo<\/strong> de los 400,000 pesos, seguida de las casas con valor de los 400,000 a los 600,000 pesos.<\/p>\n<p>Gene Towle a\u00f1adi\u00f3 que en el segmento de <strong>vivienda plus<\/strong> tambi\u00e9n se espera que para 2019 se presente una disminuci\u00f3n. En este caso, explic\u00f3, la contracci\u00f3n tendr\u00eda que ver por la menor intenci\u00f3n de inversionistas por apostar en este tipo de activos.<\/p>\n<p>\u201cTambi\u00e9n vemos una contracci\u00f3n en el mercado de vivienda m\u00e1s cara porque en los a\u00f1os en donde las tasas de inter\u00e9s de ahorro eran muy baratas, entre 2014 y 2017, muchos inversionistas decidieron refugiar su dinero en inmuebles. Y ahora lo que estamos viendo es que algunos de estos <strong>inversionistas<\/strong> est\u00e1n regresando al mercado financiero, aunque sigue habiendo un grupo de gente que quiere refugiarse en vivienda\u201d, dijo.<\/p>\n<p>Gene Towle se\u00f1al\u00f3 que el <strong>valor de mercado<\/strong> del segmento de vivienda podr\u00eda rondar los 314,000 millones de pesos.<\/p>\n<p>Por otro lado, se\u00f1al\u00f3 que Monterrey, Ciudad de M\u00e9xico y Jalisco se ubican como los mercados de vivienda m\u00e1s grande.
