{"id":85308,"date":"2019-01-29T11:42:41","date_gmt":"2019-01-29T17:42:41","guid":{"rendered":"https:\/\/centrourbano.com\/?p=85308"},"modified":"2019-02-13T11:13:44","modified_gmt":"2019-02-13T17:13:44","slug":"cdmx-tijuana-monterrey-empujan-rentas-prologis","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/cdmx-tijuana-monterrey-empujan-rentas-prologis\/","title":{"rendered":"CDMX, Tijuana y Monterrey empujan rentas de Prologis"},"content":{"rendered":"<p><em>A finales de 2018\u00a0 el portafolio de la firma era de 200 inmuebles destinados a log\u00edstica y manufactura con un ABR de 3.3 millones de\u00a0m\u00b2<\/em><!--more--><\/p>\n<p><a href=\"http:\/\/www.fibraprologis.com\/?sc_lang=en\" target=\"_blank\" rel=\"noopener noreferrer\">Fibra Prologis<\/a>, fideicomiso de bienes ra\u00edces industriales Clase A en todo el pa\u00eds report\u00f3 a la <strong>Bolsa Mexicana de Valores<\/strong> (BMV) que al cierre del cuarto trimestre de 2018 el volumen de arrendamiento de naves industriales consolidado fue de 8.7 millones de pies cuadrados, 11% m\u00e1s que en 2017.<\/p>\n<p>La firma destac\u00f3 que de este total,\u00a0el 79% del volumen de <strong>arrendamiento<\/strong> fueron renovaciones y la ocupaci\u00f3n subi\u00f3 a 97.4% y ha estado por arriba<br \/>\ndel 95% durante m\u00e1s de cuatro a\u00f1os, con incremento en operaciones para el norte y centro del pa\u00eds debido a la demanda y certidumbre por el T-MEC.<\/p>\n<p>\u00abEl mercado de los <strong>bienes ra\u00edces log\u00edsticos<\/strong> en M\u00e9xico demostr\u00f3 ser resistente a la volatilidad en 2018. En nuestros seis mercados, la absorci\u00f3n neta se equilibr\u00f3 con la oferta y la tasa de desocupaci\u00f3n nacional se mantuvo a\u00f1o con a\u00f1o en 4.2 por ciento.<\/p>\n<p>El equilibrio, junto con una baja desocupaci\u00f3n, impulsaron el crecimiento de la renta de mercado, liderada por <strong>Tijuana, Monterrey y la Ciudad de M\u00e9xico<\/strong>\u00ab, dijo Luis Guti\u00e9rrez, director general de Fibra Prologis.<\/p>\n<p>El directivo explic\u00f3 que debido a la falta de espacio disponible y el incremento de la demanda en la Ciudad de M\u00e9xico, combinado con una mayor certidumbre para los fabricantes en los <strong>mercados fronterizos<\/strong> luego del anuncio del Acuerdo Estados Unidos-M\u00e9xico-Canad\u00e1, estamos viendo un aumento en la actividad de desarrollo que podr\u00eda resultar en que la oferta supere la demanda por primera vez en varios a\u00f1os.<\/p>\n<p>\u00abA pesar de este cambio, esperamos que la tasa de desocupaci\u00f3n en nuestros seis mercados se mantenga por debajo del 5%\u00bb, agreg\u00f3 Luis Guti\u00e9rrez.<\/p>\n<p>De acuerdo con cifras de la empresa,\u00a0\u00a0la <strong>ocupaci\u00f3n<\/strong> de sus propiedades subi\u00f3 a 97.4% al 4T2018 y ha estado por arriba del 95% durante m\u00e1s de cuatro a\u00f1os. Adem\u00e1s as rentas netas efectivas por renovaciones incrementaron 13.1% para el a\u00f1o, mientras que el plazo promedio de los arrendamientos empezados fue de 55 meses.<\/p>\n<p>En tanto el <strong>NOI<\/strong> en efectivo sobre mismas tiendas creci\u00f3 2.2% en el a\u00f1o en rentas m\u00e1s altas, parcialmente contrarrestado por el incremento en concesiones relacionadas a los arrendamientos de mayor plazo y una depreciaci\u00f3n en el peso.<\/p>\n<p>Cabe destacar que en la segunda mitad del 2018, Prologis ejecut\u00f3 un\u00a0plan de crecimiento y adquiri\u00f3 cuatro nuevos edificios Clase-que totalizaron<br \/>\n80 millones de d\u00f3lares, en<strong> Guadalajara y Monterrey<\/strong>.<\/p>\n<p>Finalmente, al 31 de diciembre de 2018, el portafolio de la firma consist\u00eda de 200 inmuebles destinados a log\u00edstica y manufactura ubicados en seis mercados industriales en M\u00e9xico, con una \u00c1rea Rentable Bruta total de 36.0 millones de pies cuadrados (3.3 millones de metros cuadrados).<\/p>\n<p>Adem\u00e1s\u00a0Prologis ten\u00eda 4.3 millones de pies cuadrados en desarrollo o pre-estabilizaci\u00f3n, de los cuales el 97 por ciento fue
