{"id":84680,"date":"2019-01-15T11:41:44","date_gmt":"2019-01-15T17:41:44","guid":{"rendered":"https:\/\/centrourbano.com\/?p=84680"},"modified":"2019-01-15T11:43:00","modified_gmt":"2019-01-15T17:43:00","slug":"logistica-empuja-mercado-inmobiliario-industrial-de-la-capital","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/logistica-empuja-mercado-inmobiliario-industrial-de-la-capital\/","title":{"rendered":"Log\u00edstica empuja mercado inmobiliario industrial de la capital"},"content":{"rendered":"<p><em> Tepotzotl\u00e1n continua fortaleciendo como el \u00e1rea m\u00e1s din\u00e1mica para la expansi\u00f3n de actividades log\u00edsticas en la Ciudad de M\u00e9xico\u00a0<\/em><!--more--><\/p>\n<p>Pese a que 2018 fue un a\u00f1o de transici\u00f3n que gener\u00f3 escepticismo en algunos inversionistas, adem\u00e1s de incertidumbre por la negociaci\u00f3n del <strong>T-MEC<\/strong>, el mercado de <strong>bienes ra\u00edces industriales<\/strong> de la Ciudad de M\u00e9xico registr\u00f3 un incremento en el consumo local y la actividad comercial, que se\u00a0 se traduce en una tasa de disponibilidad de 2.7% al cierre del a\u00f1o.<\/p>\n<p>Seg\u00fan cifras del reporte de indicadores del mercado del<strong> 4T 2018<\/strong> que realiza <a href=\"http:\/\/www.cushmanwakefield.mx\/es-mx\" target=\"_blank\" rel=\"noopener noreferrer\">Cushman &amp; Wakefield<\/a>, para este periodo en esta zona del pa\u00eds la actividad de construcci\u00f3n registrada fue de 3.8 millones de pies cuadrados (p\u00b2), por lo que el inventario de los <strong>9 submercados<\/strong> m\u00e1s importantes sum\u00f3 un total de 174 millones 470,317\u00a0p\u00b2.\u00a0<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Corredores.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-84684 alignright\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Corredores-300x132.png\" alt=\"\" width=\"300\" height=\"132\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Corredores-300x132.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Corredores-768x339.png 768w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Corredores-1024x452.png 1024w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Corredores.png 1605w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><\/p>\n<p>En este sentido, la firma destaca que el submercado de <strong>Tepotzotl\u00e1n<\/strong> continua fortaleciendo su rol como el \u00e1rea m\u00e1s din\u00e1mica para la expansi\u00f3n de actividades log\u00edsticas en la Ciudad de M\u00e9xico con una actividad en renta de\u00a05 millones 753,415 de p\u00b2 y\u00a02 millones 230,460 de\u00a0p\u00b2 en construcci\u00f3n.<\/p>\n<p>\u00abEl mayor arrendamiento de 2018 tuvo lugar en este submercado, 1,053,000 pies cuadrados de <a href=\"https:\/\/www.mercadolibre.com\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Mercado Libre<\/strong><\/a> en<strong> Park Grande de Prologis<\/strong>. Tepotzotl\u00e1n representa 59.2% del inventario en desarrollo total, resaltando su excelente accesibilidad a la autopista Mexico-Quer\u00e9taro, y su condici\u00f3n como el submercado con la reserva de tierra m\u00e1s importante\u00bb, destaca la consultora.<\/p>\n<p>Cushman &amp; Wakefield destaca que a\u00a0lo largo de la ciudad, los terrenos son crecientemente escasos y algunos submercados han experimentado un incremento significativo de precios en su reserva territorial.<\/p>\n<p>\u00abEl precio de salida promedio general para <strong>edificios clase A<\/strong> se ubic\u00f3 en 5.61 d\u00f3lares por p\u00b2 al a\u00f1o, lo que corresponde a un decremento anual de 6.2%. Esta reducci\u00f3n en precios de salida tambi\u00e9n se observ\u00f3 en los<strong> edificios de clase B<\/strong>\u00ab, a\u00f1ade.<\/p>\n<p>Despu\u00e9s de Tepotzotl\u00e1n. el corredor industrial de <strong>Cuatitl\u00e1n<\/strong> destaca por tener uno de los inventarios m\u00e1s robustos con\u00a041 millones 913,717 de\u00a0p\u00b2 y ser el segundo lugar de m\u00e1s arrendamientos para el sector log\u00edstico con inquilinos como<strong>\u00a0DeRemate.com,\u00a0Natura Distribuidora,\u00a0<a href=\"https:\/\/shop.hasbro.com\/es-mx\" target=\"_blank\" rel=\"noopener noreferrer\">Hasbro<\/a>,\u00a0Shaeffler Automotive y\u00a0Geodis Wilson<\/strong> que suman 1 mill\u00f3n 155,790\u00a0p\u00b2 en renta.<\/p>\n<p>Finalmente la firma\u00a0considera que un crecimiento moderado de 2.0% del <strong>PIB<\/strong> es posible para 2019; \u00absin embargo, en un contexto donde se combinan inversi\u00f3n titubeante y altas tasas de inter\u00e9s, se podr\u00eda alterar este pron\u00f3stico.<\/p>\n<p>\u00abEn todo caso, consideramos que habr\u00e1 suficiente actividad de negocios como para apoyar un crecimiento sano y sostenido de la demanda de espacios
