{"id":84329,"date":"2019-01-08T12:04:07","date_gmt":"2019-01-08T18:04:07","guid":{"rendered":"https:\/\/centrourbano.com\/?p=84329"},"modified":"2019-01-09T18:58:54","modified_gmt":"2019-01-10T00:58:54","slug":"cdmx-cierra-2018-con-inventario-de-oficinas-de-6-4-millones-de-m%c2%b2","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/cdmx-cierra-2018-con-inventario-de-oficinas-de-6-4-millones-de-m%c2%b2\/","title":{"rendered":"CDMX cierra 2018 con inventario de oficinas de 6.4 millones de m\u00b2"},"content":{"rendered":"<p><em>Los sectores Gobierno y Business Center registraron la mayor demanda con\u00a0operaciones mayores a los 7,000 m\u00b2<\/em><!--more--><\/p>\n<p>El inventario de <strong>oficinas Clase A y A+<\/strong> de la Ciudad de M\u00e9xico\u00a0registr\u00f3 un cierre hist\u00f3rico en el 2018 con un total de <strong>6.4 millones de metros cuadrados<\/strong> (m\u00b2) construidos, lo que representa un alza de 2.5% en comparaci\u00f3n con el a\u00f1o anterior.<\/p>\n<p>Cifras de la consultora inmobiliaria <a href=\"http:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>CBRE M\u00e9xico<\/strong><\/a> se\u00f1alan que dicha expansi\u00f3n fue impulsada por la incorporaci\u00f3n de de 420,000\u00a0m\u00b2 de espacios corporativos en 19 edificios nuevos distribuidos por la capital.<\/p>\n<p>\u00abLa Ciudad de M\u00e9xico es el centro corporativo m\u00e1s activo del pa\u00eds, para el cierre de a\u00f1o la demanda de espacio corporativo en los diferentes corredores de la ciudad ubicaron los niveles de comercializaci\u00f3n en cifras r\u00e9cord no registrados antes, colocando a la tasa de <strong>vacancia en 15.07%<\/strong> contra 15.68% registrada en el 4T17&#8243;, se\u00f1ala la firma en un reporte.<\/p>\n<p>De acuerdo con la consultora, al cierre de 2018 la <strong>comercializaci\u00f3n<\/strong> de este tipo de espacios tuvo un nuevo r\u00e9cord hist\u00f3rico de demanda bruta de 582,000\u00a0m\u00b2 y neta de 408,000\u00a0m\u00b2, cifras superiores en 25% y 21% comparadas a las registradas en 2017.<\/p>\n<p>Por otro lado, el indicador de construcci\u00f3n concluy\u00f3 2018 con 1.6 millones de\u00a0m\u00b2, a\u00fan con la incorporaci\u00f3n de casi 420,000\u00a0m\u00b2 nuevos durante el a\u00f1o- \u00abPara el 4T18 el <strong><em>pipeline<\/em> <\/strong>de edificios en construcci\u00f3n\u00a0 estaba integrado por 67 proyectos activos con fechas de entrega programada para los pr\u00f3ximos seis a\u00f1os\u00bb.<\/p>\n<p>En tanto los proyectos a\u00fan en fase de <strong>planeaci\u00f3n<\/strong> supera los 1.8 millones de\u00a0m\u00b2. \u00abEsperamos que para 2019 los niveles de construcci\u00f3n y nuevos proyectos mantengan estas cifras como parte de la reconversi\u00f3n de corredores y nuevos proyectos en la ciudad\u00bb, destacan.<\/p>\n<p>CBRE destaca que los submercados que que presentaron los mayores niveles en la comercializaci\u00f3n de espacios corporativos fueron <strong>Insurgentes<\/strong> con el 31%, <strong>Santa Fe<\/strong> con 20% y <strong>Polanco<\/strong> con 19%. En t\u00e9rminos anuales<strong> Polanco, Perinorte e Insurgentes<\/strong> suman 52% de la demanda.<\/p>\n<p>Adem\u00e1s se\u00f1ala que los sectores que tuvieron mayor demanda de oficinas fueron <strong>Gobierno y Business Centers<\/strong>, con operaciones mayores a los 7,000\u00a0m\u00b2, todas en el corredor de Insurgentes.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Los sectores
