{"id":83875,"date":"2018-12-26T18:22:08","date_gmt":"2018-12-27T00:22:08","guid":{"rendered":"https:\/\/centrourbano.com\/?p=83875"},"modified":"2018-12-26T18:22:59","modified_gmt":"2018-12-27T00:22:59","slug":"zmvm-registra-mayor-oferta-de-inmuebles-en-dolares","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/zmvm-registra-mayor-oferta-de-inmuebles-en-dolares\/","title":{"rendered":"ZMVM registra mayor oferta de inmuebles en d\u00f3lares"},"content":{"rendered":"<p><em>La pr\u00e1ctica inmobiliaria de tasar en d\u00f3lares opera como mecanismo de cobertura de riesgo ante un d\u00e9bil tipo de cambio<\/em><!--more--><\/p>\n<p>El <strong>Valle de M\u00e9xico<\/strong> (ZMVM) fue la zona metropolitana con la mayor oferta entrante de inmuebles en d\u00f3lares registrada durante 2018 de acuerdo con datos del portal inmobiliario <a href=\"https:\/\/propiedades.com\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Propiedades.com<\/strong><\/a>, seguido de ciudades como <strong>Tijuana, Puerto Vallarta y Canc\u00fan.\u00a0<\/strong><a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Oferta-en-d\u00f3lares-en-2018.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-83876 alignright\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Oferta-en-d\u00f3lares-en-2018-300x270.png\" alt=\"\" width=\"300\" height=\"270\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Oferta-en-d\u00f3lares-en-2018-300x270.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Oferta-en-d\u00f3lares-en-2018.png 558w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><\/p>\n<p>De acuerdo con <strong>Leonardo Gonz\u00e1lez<\/strong>, analista del sitio inmobiliario hacia finales de julio de este a\u00f1o la tasaci\u00f3n en d\u00f3lares ha ido en aumento, aunque sigue siendo menor que la cotizaci\u00f3n en pesos.<\/p>\n<p>\u201cEsto se debe a un mayor <strong>flujo de inmuebles<\/strong> en los segmentos residencial y medio, donde los <strong>aval\u00faos<\/strong> de cotizaci\u00f3n en d\u00f3lares como mecanismo de comercializaci\u00f3n de propiedades est\u00e1 menos consolidado que en residencial plus\u201d, a\u00f1adi\u00f3.<\/p>\n<p>Dentro de las 10 zonas metropolitanas con la mayor oferta en d\u00f3lares tambi\u00e9n se encuentran <strong>Acapulco, M\u00e9rida, Ciudad Ju\u00e1rez, Mexicali, Monterrey y Cuernavaca<\/strong>.<\/p>\n<p>\u201cTanto en la frontera como en <strong>destinos tur\u00edsticos<\/strong> la penetraci\u00f3n del d\u00f3lar es mayor. Esto se debe a una mayor afluencia internacional de usuarios [&#8230;] Tambi\u00e9n hay m\u00e1s inversiones enfocadas a nodos fronterizos o complejos de gran turismo de tipo global.<\/p>\n<p>Ambas se relacionan a mercados y nichos abiertos, que cuentan con una mayor exposici\u00f3n a la <strong>polarizaci\u00f3n<\/strong> de las inversiones\u201d, agreg\u00f3 el analista de Propiedades.com.<\/p>\n<p>Leonardo Gonz\u00e1lez destac\u00f3 que las 10 ciudades mostraron un incremento en 2018 en cuanto a la oferta en d\u00f3lares, a diferencia de 2017, donde Monterrey y Cuernavaca incluso presentaron un decremento.<\/p>\n<p>A finales de noviembre, la zona metropolitana en la que m\u00e1s creci\u00f3 la oferta con respecto a 2017 fue <strong>Ciudad Ju\u00e1rez<\/strong>, con un incremento de 97.34%, y se espera que al cierre de diciembre llegue al 115 por ciento.<\/p>\n<p>Le sigue <strong>M\u00e9rida<\/strong>, con un aumento en 2018 de 57.04%, que podr\u00eda llegar a 71% y en el tercer puesto est\u00e1 <strong>Tijuana<\/strong>, con 44.13% a noviembre de 2018, que cerrar\u00eda el a\u00f1o en 57. 22 por ciento.<\/p>\n<p>En cuanto a la ZMVM, hacia noviembre el incremento hab\u00eda sido de 24.70%, con un crecimiento esperado de 36% a finales de 2018.<\/p>\n<p>Leonardo Gonz\u00e1lez se\u00f1al\u00f3 que la pr\u00e1ctica inmobiliaria de <strong>tasar en d\u00f3lares<\/strong> opera como mecanismo de cobertura de riesgo y evita la p\u00e9rdida de riqueza por p\u00e9rdida de valor ante un d\u00e9bil tipo de cambio.<\/p>\n<p>No todos los inmuebles son tasados en d\u00f3lares, pero los que s\u00ed lo est\u00e1n pueden ser comparables internacionalmente con otros inmuebles de caracter\u00edsticas similares, concluy\u00f3 el
