{"id":81621,"date":"2018-11-14T11:59:10","date_gmt":"2018-11-14T17:59:10","guid":{"rendered":"https:\/\/centrourbano.com\/?p=81621"},"modified":"2018-11-14T12:01:57","modified_gmt":"2018-11-14T18:01:57","slug":"colocacion-de-oficinas-en-cdmx-supera-cifras-de-2017","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/colocacion-de-oficinas-en-cdmx-supera-cifras-de-2017\/","title":{"rendered":"Colocaci\u00f3n de oficinas en CDMX supera cifras de 2017"},"content":{"rendered":"<p><em>CBRE M\u00e9xico anticipa que la colocaci\u00f3n inmobiliaria en el segmento corporativo concluir\u00e1 este a\u00f1o sobre 500,000 m\u00b2<\/em><!--more--><\/p>\n<p>La comercializaci\u00f3n o arrendamiento de <strong>oficinas<\/strong> en la Ciudad de M\u00e9xico super\u00f3 los 424,000 metros cuadrados (m\u00b2) en t\u00e9rminos de absorci\u00f3n bruta al cierre del tercer trimestre de 2018, una cifra superior a la registrada en el mismo periodo del a\u00f1o pasado, de acuerdo con un reporte de <a href=\"http:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>CBRE M\u00e9xico.<\/strong><\/a><\/p>\n<p>La consultora de servicios inmobiliarios se\u00f1al\u00f3 que la tasa de <strong>vacancia<\/strong>, es decir de espacio disponible para la ocupaci\u00f3n, se ubic\u00f3 en 15.13% a septiembre pasado, lo que implic\u00f3 una reducci\u00f3n de 0.32 puntos porcentuales respecto trimestre previo y de 0.47% en comparaci\u00f3n con el <strong>3T2017<\/strong>.<\/p>\n<p>El an\u00e1lisis de CBRE refiere que el menor espacio disponible\u00a0deriv\u00f3 de la mayor demanda de oficinas en el mercado local por lo que anticip\u00f3 que la colocaci\u00f3n inmobiliaria en el segmento corporativo concluir\u00e1 este a\u00f1o sobre <strong>500,000 m\u00b2. <\/strong><\/p>\n<p>A nivel de submercado, las mayores operaciones de arrendamiento corporativo en el tercer trimestre del a\u00f1o dentro de la capital del pa\u00eds, tuvieron lugar en el corredor <strong>Perif\u00e9rico Sur<\/strong>, cuya ubicaci\u00f3n concentr\u00f3 23%, seguido por <strong>Reforma<\/strong> con 21% e <strong>Insurgentes<\/strong> con 12 por ciento.<\/p>\n<p>En contraste, las tasas de vacancia m\u00e1s altas se ubicaron en la zona de <strong>Perinorte<\/strong> con 51.95% del espacio ya construido; <strong>Interlomas<\/strong> con 26.40%\u00a0y <strong>Lomas Altas<\/strong>, con 23.40%. En cuanto al precio de salida en renta, concluy\u00f3 en 24.72 d\u00f3lares por mes entre julio y septiembre anterior, cantidad que signific\u00f3 un incremento de 0.08 centavos de d\u00f3lar frente al segundo trimestre.<\/p>\n<p>\u201cEsto impulsado por la recuperaci\u00f3n de los precios as\u00ed como por la nueva oferta c\u00f3mo fue el caso de <strong>Chapultepec I<\/strong> en el submercado de Reforma, con costos superiores a los registrados en el mercado, as\u00ed mismo por los espacios acondicionados en submercados como Bosques y Perif\u00e9rico Sur\u201d, destaca la
