{"id":80691,"date":"2018-10-26T17:58:48","date_gmt":"2018-10-26T22:58:48","guid":{"rendered":"https:\/\/centrourbano.com\/?p=80691"},"modified":"2018-10-26T17:58:48","modified_gmt":"2018-10-26T22:58:48","slug":"cierre-ventanillas-frena-construccion-parque-tepeyac","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/cierre-ventanillas-frena-construccion-parque-tepeyac\/","title":{"rendered":"Cierre de ventanillas frena construcci\u00f3n de Parque Tepeyac"},"content":{"rendered":"<p><em>El fideicomiso\u00a0report\u00f3 un\u00a0ingreso total operativo\u00a0de\u00a01,298.6 millones de pesos\u00a0al 3T2018<\/em><!--more--><\/p>\n<p>La construcci\u00f3n de <strong>Parque Tepeyac<\/strong>, un centro comercial de usos mixtos con un \u00e1rea comercial contemplada de 108,000 metros cuadrados (m\u00b2), se ha visto afectada por el cierre de ventanillas para otorgar permisos de construcci\u00f3n de mega proyectos de la capital.<\/p>\n<p><a href=\"http:\/\/www.fibradanhos.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Fibra Danhos<\/strong><\/a>, fideicomiso propietario de dicho proyecto, explic\u00f3 en su reporte correspondiente al tercer trimestre del a\u00f1o que a pesar de que Parque Tepeyac cuenta con estudios de impacto urbano y ambiental, as\u00ed como derechos pagados, su avance se ha visto afectado por el cierre temporal de tr\u00e1mites en la Ciudad de M\u00e9xico.<\/p>\n<p>\u00abEsta pol\u00edtica del gobierno entrante afecta a proyectos de desarrollo urbano ordenado y dentro del marco normativo. Buscaremos trabajar con ellos para resolver esta coyuntura y mantener el dinamismo del sector inmobiliario, convencidos de su contribuci\u00f3n en la generaci\u00f3n de empleo y espacios sustentables\u00bb, dijo <strong>Salvador Daniel Kabbaz Zaga<\/strong>, director general de Fibra Danhos.<\/p>\n<p>El fideicomiso tiene una participaci\u00f3n del 50% de este proyecto que se desplantar\u00e1 sobre una superficie conjunta de aproximadamente 51,700\u00a0m\u00b2, en el que ya se ha firmado un convenio de inversi\u00f3n con <strong>Liverpool<\/strong> como tienda ancla del centro comercial.<\/p>\n<p>El proyecto tendr\u00e1 una inversi\u00f3n estimada de cerca de 1,800 millones de pesos y se prev\u00e9 est\u00e9 listo para el 2020.<\/p>\n<p><strong>Ingresos s\u00f3lidos\u00a0<\/strong><\/p>\n<p>De acuerdo con el reporte del <strong>3T2018<\/strong>, Fibra Danhos report\u00f3 un\u00a0ingreso total operativo de <strong>1,298.6 millones de pesos<\/strong> y el Ingreso Neto Operativo (<strong>NOI<\/strong>)\u00a0en este periodo sum\u00f3 1,035.7 mdp,\u00a0registrando un crecimiento de 25.5% y 26.6% respectivamente, comparado con el mismo periodo del a\u00f1o anterior.<\/p>\n<p style=\"font-weight: 400;\">La firma destaca que el\u00a0portafolio comercial registr\u00f3 una afluencia trimestral de visitantes de 27.7 millones, un incremento de 20.6% respecto a\u00a02017.<\/p>\n<p style=\"font-weight: 400;\">Danhos se\u00f1al\u00f3 que con la apertura de <strong>Parque Las Antenas<\/strong>, el m\u00e1s grande hasta la fecha del fideicomiso, con m\u00e1s de 300,000\u00a0m\u00b2 de construcci\u00f3n, se reporta un avance de comercializaci\u00f3n de 81.2%, considerando contratos firmados y cerca de 95% incluyendo cartas de intenci\u00f3n y contratos en proceso de firma.<\/p>\n<p style=\"font-weight: 400;\">\u00abCon la incorporaci\u00f3n de este nuevo desarrollo nuestro portafolio crece cerca de 10% para alcanzar 850,000 m\u00b2 de ARB, 3.3 veces m\u00e1s grande que en nuestra OPI. La apertura de la Feria Kataplum, que cuenta con m\u00e1s de 27,000 m\u00b2, abrir\u00e1 sus puertas al publico el pr\u00f3ximo 6 de noviembre\u00bb, informa el grupo.<\/p>\n<p style=\"font-weight:
