{"id":80680,"date":"2018-10-26T16:55:59","date_gmt":"2018-10-26T21:55:59","guid":{"rendered":"https:\/\/centrourbano.com\/?p=80680"},"modified":"2018-10-26T16:56:29","modified_gmt":"2018-10-26T21:56:29","slug":"frenar-construccion-encarecera-stock-inmobiliario-funo","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/frenar-construccion-encarecera-stock-inmobiliario-funo\/","title":{"rendered":"Frenar construcci\u00f3n encarecer\u00e1 stock inmobiliario: FUNO"},"content":{"rendered":"<p><em>Jorge Pigeon, directivo del fideicomiso dijo que la gran demanda de espacios comerciales en la capital comenzar\u00e1 a saturar la oferta de inmuebles<\/em><!--more--><\/p>\n<p>Frenar permisos para construir mega obras en la ciudad, principalmente habitacionales y de uso comercial, podr\u00eda encarecer el valor del stock actual con el que cuenta la Ciudad de M\u00e9xico al no haber m\u00e1s y nueva oferta para satisfacer esta demanda, de acuerdo con\u00a0<strong>Jorge Pigeon<\/strong>, vicepresidente de relaci\u00f3n con inversionistas y mercados de capital de <a href=\"http:\/\/funo.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Fibra Uno<\/a>.<\/p>\n<p>\u00abSi no pones permisos nuevos, es una cuesti\u00f3n de oferta y demanda [&#8230;] Va a pasar una cosa: las cosas que yo tengo (refiriendo a desarrollos inmobiliarios) van a valer m\u00e1s porque ya no van a haber nuevos\u00bb, dijo a medios tras la inauguraci\u00f3n del <strong>mercado gourmet en Parques Polanco<\/strong>.<\/p>\n<p>El directivo explic\u00f3 que ante la falta de permisos, la gran demanda de espacios comerciales en la capital comenzar\u00e1 a saturarse si se toma en cuenta que la ciudad seguir\u00e1 creciendo y demandando m\u00e1s bienes inmuebles.<\/p>\n<p>\u00abCada vez vale m\u00e1s ese edificio, genera m\u00e1s plusval\u00eda de lo que ya est\u00e1 [&#8230;] Es un bien escaso. Al saturarse la oferta,\u00a0la demanda de los mismos usuarios al final de cuentas va a provocar que el gobierno analice y planee qu\u00e9 es lo que quieren hacer y c\u00f3mo\u00bb, agreg\u00f3.<\/p>\n<p>Jogre Pigeon hizo \u00e9nfasis en que al frenar de manera indefinida la construcci\u00f3n en la ciudad s\u00f3lo provocar\u00e1 que la demanda siga creciendo y aclar\u00f3 que el desarrollo de usos mixtos, <strong>Mitikah<\/strong>, ubicado en\u00a0Coyoac\u00e1n, continuar\u00e1 con su desarrollo pues cuenta con todos los permisos para hacerlo.<\/p>\n<p>Al cierre del tercer trimestre del a\u00f1o,\u00a0Fibra Uno\u00a0cerr\u00f3 con un portafolio de 8 millones 454,283 m\u00b2 de\u00a0ABR en\u00a0535\u00a0propiedades\u00a0y\u00a0557\u00a0operaciones mientras que la\u00a0ocupaci\u00f3n\u00a0del\u00a0portafolio\u00a0alcanz\u00f3\u00a0el\u00a095.4 por ciento.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Jorge Pigeon, directivo del fideicomiso dijo que la
