periodo de 2017<\/em><!--more--><\/p>\n<p>Con la apertura de\u00a0<strong>Explanada Puebla, Paseo Quer\u00e9taro y Masaryk 169,<\/strong> que suman un 159,000 metros cuadrados (m\u00b2) al portafolio de la compa\u00f1\u00eda, <a href=\"http:\/\/www.gicsa.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Gicsa<\/strong> <\/a>report\u00f3\u00a0un total de <strong>830,029 m\u00b2<\/strong> de \u00c1rea Bruta Rentable (<strong>ABR<\/strong>) compuesto por 11 propiedades en el portafolio estabilizado y 4 propiedades en estabilizaci\u00f3n al cierre del tercer trimestre del a\u00f1o.<\/p>\n<p>De acuerdo con el reporte trimestral la firma destaca que con estas aperturas, suman 5 propiedades que se integran en el nuevo concepto <strong>Malltertainment<\/strong>, marcando una pauta en la innovaci\u00f3n y evoluci\u00f3n de los centros comerciales en M\u00e9xico.<\/p>\n<p>Al termino del <strong>3T2018<\/strong>, la tasa de ocupaci\u00f3n del portafolio estabilizado de Gicsa registr\u00f3 92.19% y un total de 15 millones de visitantes en los centros comerciales del portafolio, un alza del 15% respecto al mismo periodo del a\u00f1o pasado, sumando <strong>42 millones de visitantes<\/strong> en los primeros nueve meses del a\u00f1o.<\/p>\n<p>Por otro lado Gicsa inform\u00f3 que su\u00a0ingreso operativo neto (<strong>NOI<\/strong>) consolidado alcanz\u00f3 los 632 millones de pesos, lo que representa un decremento de 15.49% contra 3T2017 debido a la <strong>desincorporaci\u00f3n<\/strong> de las propiedades del acuerdo anunciado con socios minoritarios (<strong>Forum Tlaquepaque, Isla Vallarta, Outlet Lerma y Reforma 156<\/strong>).<\/p>\n<p>La empresa destaca que con los ajustes a su portafolio del pasado mes de julio a\u00a0partir de este trimestre la compa\u00f1\u00eda report\u00f3 un NOI proporcional adicional de 98 mdp con total participaci\u00f3n de Forum Culiac\u00e1n, Torre E3, Capital Reforma, Masaryk 111, City Walk y Forum Buenavista, y Forum Coatzacoalcos con el 50 por ciento.<\/p>\n<p>\u00abA\u00a0partir de este trimestre se ven reflejados los resultados del acuerdo celebrado en el pasado mes de julio, con lo que nuestro NOI proporcional creci\u00f3 9% comparado con el a\u00f1o anterior y un 30% considerando solo las propiedades resultantes del acuerdo\u00bb, dijo\u00a0<strong>Abraham Cababie Daniel,<\/strong>
