de 35%<\/em><!--more--><\/p>\n<p>Los inmuebles usados se han vuelto muy atractivos para la inversi\u00f3n por la plusval\u00eda y las ganancias obtenidas al rentar, principalmente en colonias como la Roma o Polanco,\u00a0<span style=\"font-weight: 400;\">de acuerdo con los Reportes de Mercado del portal inmobiliario <a href=\"https:\/\/propiedades.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Propiedades.com<\/a>.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cEn estas zonas, el nicho usado ofrece la mejor ruta para capitalizar los rendimientos y mejorar los flujos de liquidez de las mezclas inmobiliarias.\u00a0Esto\u00a0permite desarrollar mejores edificaciones, que respondan a los requerimientos actuales de soluciones habitacionales de sus residentes\u201d, explic\u00f3 Leonardo Gonz\u00e1lez, analista de Real Estate del sitio.\u00a0<\/span><\/p>\n<p>El directivo se\u00f1ala que existen\u00a0<span style=\"font-weight: 400;\">tres indicadores que revelan las condiciones que han vuelto muy atractivas a estas zonas con este tipo de edificios.\u00a0<\/span><\/p>\n<p><strong>La plusval\u00eda de la zona<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">En Polanco, la plusval\u00eda en el segmento usado es de 18.4%\u00a0de junio de 2017 a junio de 2018, lo que contrasta con el segmento nuevo, que report\u00f3 una variaci\u00f3n a la baja de -2.8por ciento<\/span><\/p>\n<p><span style=\"font-weight: 400;\">En la Roma las propiedades nuevas registran una plusval\u00eda de 12.7%, que \u00absi bien es una cifra favorable, se coloca por debajo de las usadas, que reportaron 35 por ciento\u00bb.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cEn el caso de Polanco se logra un m\u00e1ximo hist\u00f3rico y para Roma, una fase ascendente liderada por las opciones de venta y renta de departamentos usados\u201d, explic\u00f3 Gonz\u00e1lez Tejeda.<\/span><\/p>\n<p><strong>Rentabilidad<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">Por otro lado, en Polanco, la\u00a0rentabilidad bruta de alquiler (RBA) registrada para esta zona fue de 4% para edificios usados y 3.6% para nuevos, mientras que en la Roma, los usados registran 5.9%\u00a0y 4.9 los nuevos.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cAl haber elevada demanda por esta zona vemos que el segmento usado, que tambi\u00e9n es m\u00e1s barato entonces reporta una mayor rentabilidad por alquilarlos\u201d, detall\u00f3 Gonz\u00e1lez.<\/span><\/p>\n<p><strong>Tiempo en el mercado<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">En Polanco, los espacios usados se venden m\u00e1s r\u00e1pido (77 d\u00edas) que los nuevos (239 d\u00edas) y e<\/span>n Roma, si bien los nuevos tienen ventas m\u00e1s r\u00e1pidas, con 63 d\u00edas, los usados tardan 68 d\u00edas.<\/p>\n<p><span style=\"font-weight: 400;\">\u201cEsto da indicios de que estos ciclos inmobiliarios se est\u00e1n consolidando\u201d, concluy\u00f3 Leonardo
