{"id":78869,"date":"2018-09-25T18:19:05","date_gmt":"2018-09-25T23:19:05","guid":{"rendered":"https:\/\/centrourbano.com\/?p=78869"},"modified":"2018-09-25T18:40:15","modified_gmt":"2018-09-25T23:40:15","slug":"barrio-santiago-en-queretaro-estara-listo-para-2020","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/barrio-santiago-en-queretaro-estara-listo-para-2020\/","title":{"rendered":"Barrio Santiago en Quer\u00e9taro estar\u00e1 listo para 2020"},"content":{"rendered":"<p><em>El desarrollo de usos mixtos tiene un \u00e1rea de construcci\u00f3n 75,120\u00a0m\u00b2, dise\u00f1ado por\u00a0<span lang=\"ES-TRAD\">Legorreta<\/span><span lang=\"ES-TRAD\">\u00a0Arquitectos<\/span><\/em><!--more--><\/p>\n<p>Para el pr\u00f3ximo mes de marzo de 2020 se tiene prevista la entrega de la construcci\u00f3n de\u00a0<strong><span lang=\"ES\">Barrio Santiago<\/span><\/strong>, uno de los complejos de usos mixtos m\u00e1s ambiciosos del estado de <strong>Quer\u00e9taro<\/strong>, proyecto que\u00a0est\u00e1 a cargo de la empresa constructora Gaya desde el mes de julio de hace dos a\u00f1os.<\/p>\n<p>Se trata de un desarrollo\u00a0de\u00a075,120 metros cuadrados (m\u00b2) de construcci\u00f3n que contar\u00e1 con un edificio de 61 departamentos de vivienda residencial,\u00a0un edificio de oficinas corporativas de 4,288 m\u00b2, un hotel de lujo, varios restaurantes, gimnasio y un centro comercial de 8,928\u00a0<span lang=\"ES\">m\u00b2<\/span>.<\/p>\n<p>Tendr\u00e1 adem\u00e1s, un estacionamiento subterr\u00e1neo con 825 cajones distribuidos en 4 niveles entre el centro comercial y la vivienda, y 2 niveles m\u00e1s para atender al hotel, todo un desarrollo emblem\u00e1tico que se encontrar\u00e1 a un costado de <strong>Los Arcos<\/strong>.<\/p>\n<p>\u201cLa idea es hacer de Barrio Santiago un referente de actividades culturales y otras de sano esparcimiento, ideal para visitantes y por supuesto, residentes de esta ciudad y del conjunto mismo. Para ello, se ha optado por el formato\u00a0<strong><i>Festival Market Place<\/i><\/strong>\u201d, se\u00f1ala\u00a0Alejandro Fern\u00e1ndez Prieto, socio de Axende, empresa que desarrolla el proyecto.<\/p>\n<p>La construcci\u00f3n de este espacio de usos mixtos se realiza en total coordinaci\u00f3n con el <a href=\"http:\/\/www.inah.gob.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>INAH<\/strong><\/a>, para preservar los elementos simb\u00f3licos e hist\u00f3ricos de la ciudad: la ex Hacienda Carretas, el Camino Real de Tierra Adentro y el Acueducto, con la intenci\u00f3n de modernizar y actualizar la zona con nuevos servicios y equipamiento.<\/p>\n<p>Sobre el dise\u00f1o arquitect\u00f3nico, a cargo de\u00a0<strong><span lang=\"ES-TRAD\">Legorreta<\/span><\/strong><span lang=\"ES-TRAD\"><strong>\u00a0Arquitectos<\/strong>,\u00a0<\/span><span lang=\"ES-TRAD\">V\u00edctor Legorreta se\u00f1ala que el proyecto se inspira en la conservaci\u00f3n de la Ex Hacienda \u201cCarretas\u201d y la integraci\u00f3n de la arquer\u00eda. <\/span><\/p>\n<p><span lang=\"ES-TRAD\">\u00abCada ambiente se plante\u00f3 para ofrecer una combinaci\u00f3n de andadores, plazas y terrazas aprovechando al m\u00e1ximo las vistas hacia el acueducto, con el fin de lograr hacer de Barrio Santiago, un referente arquitect\u00f3nico e icono de la ciudad de Quer\u00e9taro y el <strong>Baj\u00edo<\/strong> en su totalidad\u201d, destaca.\u00a0<\/span><\/p>\n<p><strong><span lang=\"ES-TRAD\">Tecnolog\u00eda para la construcci\u00f3n\u00a0<\/span><\/strong><\/p>\n<p><a href=\"http:\/\/www.gaya.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Gaya<\/strong> <\/a>es la firma constructora\u00a0encargada de la Gerencia de Construcci\u00f3n de la obra, es decir, de\u00a0la coordinaci\u00f3n general del proyecto, de administrar y optimizar los recursos asignados, y de supervisar a contratistas y la obra en general.<\/p>\n<p class=\"m_-2516861942740864694gmail-MsoNormalCxSpMiddle\"><span lang=\"ES-TRAD\">Para llevar a cabo la administraci\u00f3n de planos y documentos, concursos y licitaciones, as\u00ed como para mantener informado a todo el equipo de trabajo de los pormenores del proyecto y la obra en tiempo real,\u00a0la firma usa tecnolog\u00eda de punta como su marca personal.\u00a0<\/span><\/p>\n<p class=\"m_-2516861942740864694gmail-MsoNormalCxSpMiddle\">Uno de ellos es la tecnolog\u00eda <strong>BIM<\/strong> (<i>Building Information Modeling<\/i>), que consiste en un programa de c\u00f3mputo que no s\u00f3lo captura y mantiene disponible el flujo de informaci\u00f3n generado por los arquitectos e ingenieros proyectistas elev\u00e1ndolo a tres dimensiones.<\/p>\n<p class=\"m_-2516861942740864694gmail-MsoNormalCxSpMiddle\">\u00c9sta permite analizar cruces, colisiones y obstrucciones entre elementos modelados a escala, evitando que dichos cruces se vuelvan contingencias de obra alterando tiempos y costos de la misma, explic\u00f3\u00a0Alberto Laris Pacheco, director de desarrollo estrat\u00e9gico y relaciones p\u00fablicas de Gaya.<\/p>\n<p class=\"m_-2516861942740864694gmail-MsoNormalCxSpMiddle\"><span lang=\"ES-TRAD\">Adem\u00e1s Gaya utiliza\u00a0un dispositivo especializado en monitoreo de vibraciones, en este caso, particularmente en los Arcos, con el que se mide la vibraci\u00f3n mediante una gr\u00e1fica, parecido a un electrocardiograma, lo que permite revisar y monitorear que no haya afectaci\u00f3n alguna
