{"id":77791,"date":"2018-09-06T18:45:05","date_gmt":"2018-09-06T23:45:05","guid":{"rendered":"https:\/\/centrourbano.com\/?p=77791"},"modified":"2018-09-06T18:47:14","modified_gmt":"2018-09-06T23:47:14","slug":"diverso-mercado-inmobiliario-horizontal-oriente-del-pais","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/opinion\/diverso-mercado-inmobiliario-horizontal-oriente-del-pais\/","title":{"rendered":"Diverso el mercado inmobiliario horizontal en el oriente del pa\u00eds"},"content":{"rendered":"<p><strong><em>\u00a0<\/em><\/strong><strong>Por\u00a0Jaume Molet P\u00e9rez<\/strong><!--more--><\/p>\n<ul>\n<li><strong>Puebla y Veracruz con las casas en venta m\u00e1s caras de la regi\u00f3n.<\/strong><\/li>\n<\/ul>\n<p>Con una fuerte actividad industrial, minera, ganadera y pesquera, la regi\u00f3n oriente de la Rep\u00fablica Mexicana posee una din\u00e1mica inmobiliaria diversa, visto desde el flanco de la oferta como del lado de la demanda. Tanto la vivienda horizontal actual est\u00e1 dirigida a diferentes segmentos de la poblaci\u00f3n como la poblaci\u00f3n en s\u00ed, est\u00e1 transformando la forma de comprar propiedades.<\/p>\n<p><strong>La venta: un esquema probado<\/strong><\/p>\n<p>Para adentrarnos en c\u00f3mo las cifras se mueven en los estados del oriente de nuestro pa\u00eds, echamos mano a nuestro Informe Anual-Lamdui M\u00e9xico 2018 para ampliar el panorama. De entrada, podemos ver que Hidalgo tiene un costo por metro cuadrado de 10 mil pesos, superior a Tlaxcala con 8 mil 170 pesos, pero no mayor a Puebla y Veracruz con d\u00edgitos que oscilan por los 16 mil 440 y 13 mil 730 pesos\/m<sup>2<\/sup> respectivamente.<\/p>\n<p>En tanto a los precios promedio, encontramos a Puebla como la entidad m\u00e1s cara de las cuatro que conforman la regi\u00f3n, con una oferta de 3 millones 350 mil pesos, donde la ciudad hom\u00f3nima tiene n\u00fameros por arriba de la media de 5 millones 870 mil pesos, similar a San Andr\u00e9s Cholula con una implicaci\u00f3n de 5 millones 600 mil pesos. En cambio, Tehuac\u00e1n ronda por debajo del punto de equilibrio, 2 millones 390 mil pesos, mientras Atlixco y Amozoc no rebasan el mill\u00f3n de pesos por una casa en venta.<\/p>\n<p>Por su parte, Veracruz el que sigue en el rango de mayor a menor precio, se coloca en 2 millones 580 mil pesos a la compra de casas, donde Boca del R\u00edo es par al promedio del estado. Sin embargo, Alvarado, Xalapa y Tuxpan se elevan por arriba de los 2 millones, dejando al puerto y Coatzacoalcos en el mill\u00f3n y medio de pesos.<\/p>\n<p>Tlaxcala, que ocupa uno de los puestos m\u00e1s baratos de todo el pa\u00eds (1 mill\u00f3n 570 mil pesos), observa precios en su capital de 1 mill\u00f3n 60 mil pesos, 838 mil pesos en Apizaco y entre ambos, se encuentra Zacatelco (991 mil pesos).<\/p>\n<p>Mientras tanto, en Hidalgo los n\u00fameros se ven de la siguiente manera: a nivel estatal median en el mill\u00f3n 540 mil pesos, Pachuca la ciudad m\u00e1s importante tiene un efecto paralelo de 1 mill\u00f3n 515 mil pesos; Mineral de la Reforma y Atotonilco dan paso firme en sobre los 900 mil pesos. Asimismo, los dos de Ocampo: Huasca y Tepeji del R\u00edo elevan la oferta hasta los 21 millones por ser casas de campo de grandes dimensiones.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>El abanico de rentas<\/strong><\/p>\n<p>A momento de poner a la renta una vivienda horizontal en mencionados per\u00edmetros, las posiciones no cambian con respecto a la venta: Puebla en primero lugar con una oferta de 20 mil pesos, seguido de Veracruz (14 mil 560 pesos), Hidalgo (13 mil 790 pesos) y finalmente Tlaxcala con una propuesta de intercambio del espacio de 13 mil 210 pesos.<\/p>\n<p>El arrendatario de Puebla se va a encontrar con mensualidades promedio en la capital de 17 mil 900 pesos, en San Andr\u00e9s Cholula de 20 mil pesos y en Atlixco de 19 mil 600 pesos. Por lo tanto, en Veracruz implica un gasto cada 30 d\u00edas de 15 mil pesos en Boca del R\u00edo, 13 mil 800 pesos en Coatzacoalcos, 12 mil 100 en Alvarado y 11 mil pesos en Veracruz Puerto.<\/p>\n<p>Por parte de Hidalgo, Pachuca se encuentra en el camino intermedio entre Tepeji del R\u00edo (33 mil pesos) y Mineral de la Reforma (6 mil pesos) con un precio en treintenas de 11 mil 590 pesos.
