modalidad\u00a0<\/em><!--more--><\/p>\n<p>El modelo de <strong>co-working<\/strong> en edificios\u00a0corporativos es una tendencia que seguir\u00e1 creciendo en el pa\u00eds debido a un cambio en la din\u00e1mica laboral y generacional, ya que representa una alternativa para nuevos sectores, empresas y emprendedores con necesidades de espacios, plazos de renta y precios\u00a0flexibles.<\/p>\n<p style=\"font-weight: 400;\">\u201cEsta tendencia va a continuar en ascenso con diferentes esquemas que respondan a los cambios y transformaci\u00f3n del contexto laboral y est\u00e1 enfocado a un p\u00fablico diferente (Pymes, start ups, freelancers) que hasta hace 10 a\u00f1os no contaban con opciones de espacios para establecer operaciones\u201d, se\u00f1al\u00f3 Yadira Torres directora de Market Research de <a href=\"http:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>CBRE M\u00e9xico<\/strong><\/a>.<\/p>\n<p style=\"font-weight: 400;\">En un reporte realizado por la firma, la especialista destac\u00f3 que dicho modelo adecuado para <strong>oficinas virtuales, Cowork\/Hot Desk, escritorio dedicado y oficina privada<\/strong>, ha incrementado en la <strong>Ciudad de M\u00e9xico, Monterrey y Guadalajara<\/strong> a casi 288,000 m\u00b2 en m\u00e1s de 139 ubicaciones.<\/p>\n<p>Adem\u00e1s agreg\u00f3 que la flexibilidad en los plazos de renta sobre periodos m\u00e1s cortos con usuarios con requerimientos de 200 a 300 metros cuadrados m\u00b2 y amenidades continuar\u00e1n impulsando el uso y desarrollo de espacios colaborativos en las principales ciudades.<\/p>\n<p>\u201cLas tendencias marcan que el desarrollo del concepto de espacios de tipo co-working va a continuar impulsado la renta de <strong>espacios de corporativos<\/strong> para este uso en edificios con requerimientos de entre dos mil a 3,000 m<sup>2\u00a0<\/sup>promedio\u201d, enfatiz\u00f3.<\/p>\n<p style=\"font-weight: 400;\">En\u00a0los \u00faltimos tres a\u00f1os, <strong>Quer\u00e9taro y Puebla<\/strong> han comenzado a integrar una nueva oferta de espacios con uso de oficinas en edificios con m\u00e1s y mejores especificaciones, que han impulsado el establecimiento de operaciones de grandes inquilinos de car\u00e1cter financiero, de servicios y automotriz, entre otros.<\/p>\n<p style=\"font-weight: 400;\">Cabe se\u00f1alar que el sector con mayor participaci\u00f3n dentro de los espacios de co-working en M\u00e9xico son empresas dedicadas a los servicios <strong>corporativos<\/strong> (consultor\u00edas, pymes, administrativos,etc.) con un 15.43%, seguidos de <strong>Retail<\/strong> con 13.14% e <strong>IT<\/strong> con 4.86%.<\/p>\n<p style=\"font-weight: 400;\"><strong>Esquema flexible\u00a0<\/strong><\/p>\n<p style=\"font-weight: 400;\">De acuerdo al estudio de la consultor\u00eda inmobiliaria, este esquema consolidado entre 2000 y 2010 en la renta de espacios para oficinas, ofrece a los usuarios un concepto diferente con <strong>flexibilidad<\/strong>, planes de renta acordes al perfil de cada usuario, horarios e interacci\u00f3n, fuera de las tradicionales oficinas.<\/p>\n<p style=\"font-weight: 400;\">A partir de 2011, este tipo de espacios comenzaron a diversificarse dada la din\u00e1mica en las nuevas formas de trabajo, as\u00ed como cambios generacionales motivando en mayor medida a las start ups, freelancers y Pymes, en la b\u00fasqueda de nuevos espacios laborales e impulsando a operadores nacionales y extranjeros a invertir en este tipo de
