{"id":76513,"date":"2018-08-16T12:30:08","date_gmt":"2018-08-16T17:30:08","guid":{"rendered":"https:\/\/centrourbano.com\/?p=76513"},"modified":"2018-08-16T13:41:04","modified_gmt":"2018-08-16T18:41:04","slug":"incrementan-naves-industriales-clase-a-en-corredor-metropolitano","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/inmobiliario\/incrementan-naves-industriales-clase-a-en-corredor-metropolitano\/","title":{"rendered":"Incrementan naves industriales clase A en corredor metropolitano"},"content":{"rendered":"<p><em>El 2T2018\u00a0la superficie de naves industriales aument\u00f3 a m\u00e1s de 160 mil metros cuadrados debido a la incorporaci\u00f3n de 8 nuevos inmuebles<\/em><!--more--><\/p>\n<p>Durante el segundo trimestre de 2018 la absorci\u00f3n neta de <strong>naves industriales<\/strong> en\u00a0los principales corredores que conforman el mercado de\u00a0la Zona Metropolitana y Toluca, fue de 407,000 metros cuadrados (m\u00b2) y el incremento en la tasa de disponibilidad de 3.1% en comparaci\u00f3n con el mismo periodo del a\u00f1o pasado.<\/p>\n<p>De acuerdo con la firma <strong><a href=\"https:\/\/www2.colliers.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Colliers International <\/a><\/strong>en su reporte del <a href=\"http:\/\/im-colliers.com\/industrial\/Overview-Reporte-de-Mercado-Industrial-2T-2018-CDMX.pdf\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>2T2018<\/strong><\/a>, en dicho periodo se increment\u00f3 la superficie de naves industriales en m\u00e1s de 160 mil metros cuadrados debido a la incorporaci\u00f3n de 8 nuevos inmuebles.<\/p>\n<p>Adem\u00e1s de abril a junio de 2018, se monitorearon 500,000 m2 de actividad en inmuebles clase A a la venta y renta de naves mayores a 2,000 m\u00b2. Actualmente se tiene registrada una disponibilidad de 570,000 m\u00b2, de los cuales\u00a0330,000 m2 son naves <strong>clase A<\/strong>, mientras que para<strong> clase B<\/strong> hay 230 mil m2, seg\u00fan refiere el an\u00e1lisis.\u00a0<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Absorci\u00f3n.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" <strong>precios<\/strong> de\u00a0renta mensual oscilan entre\u00a0$2 y $7 d\u00f3lares por m\u00b2 para naves clase A y B respectivamente.<\/p>\n<p>Finalmente Colliers International se\u00f1ala que a pesar de la certidumbre que ha generado la negociaci\u00f3n del <strong>TLCAN<\/strong>, los <strong>aranceles al acero<\/strong> y el resultado de la <strong>elecci\u00f3n presidencial<\/strong>,\u00a0\u00a0se espera que la actividad econ\u00f3mica del pa\u00eds vuelva a presentar ascensos como lo hizo al final del primer
