espera repunte inmobiliario con TLCAN"},"content":{"rendered":"<p><em>Guanajuato es el mercado m\u00e1s activo con un crecimiento 16% m\u00e1s que en el 1S2017<\/em><!--more--><\/p>\n<p>El mercado inmobiliario en el Baj\u00edo\u00a0ha resentido los efectos de la renegociaci\u00f3n del Tratado de Libre Comercio con Estados Unidos y Canad\u00e1; sin embargo, el ritmo de crecimiento en la regi\u00f3n es superior y se reactivar\u00e1 una vez logrado un acuerdo favorable para Am\u00e9rica del Norte.<\/p>\n<p>De acuerdo con un an\u00e1lisis de la consultora inmobiliaria <strong><a href=\"http:\/\/www.cbre.com.mx\/\" target=\"_blank\" rel=\"noopener noreferrer\">CBRE<\/a><\/strong>, el sector espera un buen cierre de 2018 en t\u00e9rminos de <strong>absorci\u00f3n neta<\/strong>, que en el primer semestre del a\u00f1o fue de 700 mil m2, cifra similar al mismo periodo de 2016.<\/p>\n<p>\u00abLa <strong>tasa de vacancia<\/strong> en la regi\u00f3n en conjunto termin\u00f3 el 2T 2018 en 4.7%, lo que representa casi 550 mil m2 de espacios disponibles, cifra que se mantiene dentro de un rango saludable y se espera que aumente para el final de este a\u00f1o, por la elevada cantidad de<strong> naves especulativas<\/strong> actualmente en construcci\u00f3n\u201d, se\u00f1alaron\u00a0Iv\u00e1n Romero y Rodrigo Folgueras, quienes han sido nombrados nuevos directores de CBRE en el Baj\u00edo.<\/p>\n<p>Cabe recordar que en 2017 el Baj\u00edo tuvo cifras r\u00e9cord de absorci\u00f3n neta, al tener un acumulado cercano a los 1.9 millones de m<sup>2<\/sup>.<\/p>\n<p style=\"font-weight: 400;\">La consultora se\u00f1ala que uno de los indicadores clave para el pron\u00f3stico del futuro del mercado es la <strong>construcci\u00f3n<\/strong>, pues\u00a0tan s\u00f3lo a finales del 2017 inici\u00f3 el repunte de naves en construcci\u00f3n con un aumento del 21% con respecto al 2T de 2017 y que representa m\u00e1s de 750 mil m2.<\/p>\n<p style=\"font-weight: 400;\">\u00abLos\u00a0grandes desarrolladores no han dejado de construir, incluso parques completos en <strong>Le\u00f3n<\/strong> y <strong>San Miguel de Allende<\/strong>, siendo <strong>Guanajuato<\/strong> el mercado m\u00e1s activo con un crecimiento 16% m\u00e1s que en el primer semestre de 2017 al sumar 200 mil m2 de espacios comercializados, con 22 naves industriales en construcci\u00f3n que se traducen en m\u00e1s de 300 mil m2, un aumento del 15% en la absorci\u00f3n neta acumulada con respecto al primer semestre de 2017 y un inventario de 4.3 millones de m2&#8243;, destaca CBRE en un comunicado.<\/p>\n<p style=\"font-weight: 400;\">Actualmente se construyen en todo el Baj\u00edo 51% de las naves especulativas, cifra que de acuerdo a la firma no hab\u00eda sido tan equilibrada en relaci\u00f3n con la cantidad de edificios a la medida o Built to Suit (BTS), tal como ocurre con los mercados m\u00e1s maduros como <strong>Quer\u00e9taro<\/strong> que tiene un 74% de BTS en construcci\u00f3n, en tanto que en San Luis Potos\u00ed tiene un 68%.<\/p>\n<p style=\"font-weight: 400;\">Finalmente, los nuevos directores para el Baj\u00edo de CBRE M\u00e9xico destacaron que las industrias que seguir\u00e1n ocupando los espacios industriales ser\u00e1n las de log\u00edstica, automotriz, autopartes y electr\u00f3nicos, principalmente en\u00a0<strong>San Luis Potos\u00ed, Aguascalientes, Quer\u00e9taro y Celaya.<\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Guanajuato es el mercado
