{"id":76024,"date":"2018-08-08T17:49:32","date_gmt":"2018-08-08T22:49:32","guid":{"rendered":"https:\/\/centrourbano.com\/?p=76024"},"modified":"2018-08-08T17:56:38","modified_gmt":"2018-08-08T22:56:38","slug":"disminuyo-venta-vivienda-monterrey","status":"publish","type":"post","link":"https:\/\/centrourbano.com\/revista\/vivienda\/disminuyo-venta-vivienda-monterrey\/","title":{"rendered":"Disminuy\u00f3 venta de vivienda en ZM de Monterrey"},"content":{"rendered":"<p><em>A pesar de la contracci\u00f3n observada para el mercado en su conjunto, el segmento econ\u00f3mico aument\u00f3 el n\u00famero de operaciones<\/em><!--more--><\/p>\n<p>Durante del 2T2018, la venta de vivienda en la <strong>Zona Metropolitana de Monterrey<\/strong> disminuy\u00f3 10%, esto en comparaci\u00f3n con el 2T2017. En el periodo se desplazaron 2,392 unidades, de las cuales 945 pertenecieron al segmento social, con valor por debajo de los 400,000 pesos.<\/p>\n<p>De acuerdo con el reporte emitido por <a href=\"http:\/\/www.softec.com.mx\/\" rel=\"noopener\" target=\"_blank\">Softec<\/a>, el segmento <strong>social <\/strong>se ubic\u00f3 como el de mayor dinamismo en el periodo, a pesar de registrar una reducci\u00f3n. As\u00ed, el n\u00famero de operaciones en el segmento represent\u00f3 39.5% del total.<\/p>\n<p>La firma detall\u00f3 que la venta de vivienda del segmento <strong>econ\u00f3mico<\/strong>, con valor que va de los 392,038 hasta los 735,072 pesos, se posicion\u00f3 con el segundo mejor desempe\u00f1o en el periodo. Entre abril y junio, se desplazaron 766 unidades, es decir un crecimiento de 16.9 por ciento.<\/p>\n<p>\u201cEn el segundo trimestre de 2018, la zona metropolitana de Monterrey registra un decremento del 6% en los proyectos vigentes. Dicho decremento se ve reflejado en las unidades aportadas al mercado registrando una disminuci\u00f3n del 19% en las unidades en proceso y 26% en las unidades en inventario\u201d, se\u00f1al\u00f3 el informe.<\/p>\n<p>&nbsp;<\/p>\n<div id=\"attachment_76029\" style=\"width: 510px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Evoluci\u00f3n-venta-Monterrey_-Softeca.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-76029\" class=\"wp-image-76029\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Evoluci\u00f3n-venta-Monterrey_-Softeca.jpg\" alt=\"\" width=\"500\" height=\"219\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Evoluci\u00f3n-venta-Monterrey_-Softeca.jpg 910w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Evoluci\u00f3n-venta-Monterrey_-Softeca-300x132.jpg 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Evoluci\u00f3n-venta-Monterrey_-Softeca-768x337.jpg 768w\" sizes=\"auto, (max-width: 500px) 100vw, 500px\" \/><\/a><p id=\"caption-attachment-76029\" class=\"wp-caption-text\">Fuente: Softec<\/p><\/div>\n<p>&nbsp;<\/p>\n<p>Softec destac\u00f3 que, en el periodo, el precio por <strong>metro cuadrado<\/strong> (m2) aument\u00f3 en todos los segmentos de la vivienda. La mayor variaci\u00f3n al alza, explic\u00f3, se vio en el segmento residencial-con vivienda que va 1.8 a 4 millones de pesos-al alcanzar un aumento de 17% y quedar en 22,991 pesos.<\/p>\n<p>En el caso del segmento medio-con vivienda que va de los 735,072 a 1 mill\u00f3n 837,000 pesos-, se registr\u00f3 un aumento de 13% en el costo m2, con lo que pas\u00f3 de 9,233 a 10,432 pesos. En cuanto al segmento social, el valor por m2 creci\u00f3 7%, con lo que pas\u00f3 de 6,573 a 7,341 pesos.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>A pesar de la contracci\u00f3n observada
