Madero -que, adem\u00e1s de ser de las que tienen m\u00e1s colonias en la capital- se ha vuelto cada vez m\u00e1s atractiva para inversiones inmobiliarias.<\/p>\n<p style=\"font-weight: 400;\">\u201cUna de las particularidades de esta zona es la presencia de v\u00edas de comunicaci\u00f3n que permiten una conectividad no solo dentro de la CDMX, tambi\u00e9n con otros sitios cercanos a la ciudad y la zona metropolitana. De igual manera se ha colocado como un punto accesible en temas de precios y considerando su amplio rango de colonias, pueden identificarse un mayor n\u00famero de oportunidades inmobiliarias\u201d, expres\u00f3 Guillermo Simonini, CEO de Inmuebles24.<\/p>\n<p>El reporte refiere que el precio promedio por metro cuadro en la delegaci\u00f3n asciende a los $18,000 pesos por metro cuadrado (m2), en comparaci\u00f3n con otras delegaciones como Iztacalco o Iztapalapa, donde el precio promedio de los departamentos oscila entre los $17,897 y los $17,081 pesos, respectivamente.\u00a0<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Graf1.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-75659 alignright\" src=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Graf1-300x171.png\" alt=\"\" width=\"300\" height=\"171\" srcset=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Graf1-300x171.png 300w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Graf1-768x439.png 768w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Graf1-1024x585.png 1024w, https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Graf1.png 1215w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/a><\/p>\n<p>En contraste, las delegaciones m\u00e1s caras para comprar son Miguel Hidalgo ($66,074\/m2), Cuajimalpa de Morelos ($51,870\/m2) y \u00c1lvaro Obreg\u00f3n ($46,648\/m2). Cabe destacar que junto a la GAM, los municipios mexiquenses que conforman la zona metropolitana de la Ciudad de M\u00e9xico como Tlalnepantla, Atizapp\u00e1n de Zaragoza, Cuatitl\u00e1n Izcalli y Chalco tambi\u00e9n se encuentran dentro de los niveles medios en precios de venta.<\/p>\n<a href=\"https:\/\/centrourbano.com\/revista\/wp-content\/uploads\/Graf2.png\" target=\"_blank\" m\u00e1s atractivos para poder adquirir una propiedad, se encuentran la Zona Residencial Zacatenco la cual tiene un precio promedio $34,690\/M2, Candelaria Ticom\u00e1n con 18,950 \/M2, o la Campestre Arag\u00f3n que es una de las m\u00e1s econ\u00f3micas en toda la CDMX, son opciones que, gracias a su ubicaci\u00f3n.<\/p>\n<p>Adem\u00e1s es la delegaci\u00f3n con importantes atractivos tur\u00edsticos como la Bas\u00edlica de Guadalupe, lugar que cada a\u00f1o registra una importante afluencia de personas, as\u00ed como derramas econ\u00f3micas considerables; as\u00ed como centros
